The floor of coworking space within LoDo’s Dairy Block development has its third operator in less than a year.

Venture X, the international coworking franchise, has taken over the approximately 43,000-square-foot third floor of the project at 1800 Wazee St. developed by McWhinney, Grand American Inc. and Sage Hospitality.

The coworking space was originally run by CTRL Collective, which opened it in March 2019, shortly after the Dairy Block’s office space was completed. But CTRL ceased operating in the space last May, and a new operator called Flex Office – Denver took over the next day.

A spokeswoman for McWhinney said this month that Flex Office was envisioned as a temporary operator.

The Dairy Block Venture X, which officially opened April 1, is owned by Channen Smith and Jesse Keaveny, who also own the company’s Greenwood Village location. There are five Venture X locations in the Denver area, and the rest are under separate ownership, although Keaveny said he and Smith also have what he called a partnership with the location at 2590 Welton St. in Five Points.

Keaveny said the new operators aren’t planning immediate changes to the Dairy Block floor plan.

“We love the existing buildout, so we are going to focus on optimizing that,” he said, calling the vibe “industrial chic.”

Keaveny said the private offices within the space are about 80 percent occupied. There’s more room to grow with the hot-desk crowd, who don’t get a designated workspace. Part-time hot desk memberships start at $225 a month, he said, with 24/7 access starting at $349.

“That demographic has not fully rebounded yet,” Keaveny said.

In addition to taking over in LoDo, Keaveny and Smith are expanding at 6400 S. Fiddlers Green Circle in Greenwood Village, going from 18,000 to 41,000 square feet.
