Modis restaurant closes after less than two years on Platte Street

Another business on Platte Street has shuttered. 

Modis in the City, an American-style restaurant and bar, packed up shop and moved out of its 9,000-square-foot space at 1553 Platte St. Wednesday afternoon. 

Owner Teryn Guadagnoli took over the Modis concept in Breckenridge in 2013. She expanded into the former Colt & Gray’s space at the edge of LoHi space in 2021. Part of it was operated as a speakeasy called Luci’s Shambles & Provisions.

Modis got a new landlord this year. Charlotte-based Asana Partners, which also owns Larimer Square, paid $39.75 million in January for its building and adjacent ones along Platte Street.

According to court records, Asana Partners sued Guadagnoli’s restaurant group, Blue River Concepts, in Denver County District Court in April for $62,610.77 in unpaid rent. A judge authorized a sheriff’s eviction at the end of last month, records show.

A crew was removing equipment from the restaurant on Wednesday. Guadagnoli declined to comment on the closure.

Modis’ Breckenridge location also closed this year.

Back on Platte Street, Modis neighbors Carbon Cafe and Habit Doughnut, also a Asana tenant, closed in May. Across the street, convenience store Platte Street Mercantile closed at the end of last month.
