Five-story condo building proposed for Overland

A developer wants to build 58 condominiums on a corner lot in Overland.

The owner of 1896 S. Bannock St. submitted a site-development plan to the city in late October, proposing a five-story building at the site.

The 0.43-acre lot is undeveloped.

The condos would span floors one through five, with nine studios, 35 one-bedroom and 14 two-bedroom units, according to the plans.

The project would have 54 parking spaces on the first floor and one below-grade level.

SoBo 54 Investments I LLC purchased the property in August for $1.67 million, according to county records. The entity was formed by Doug Means, the founder of Denver-based Anderson Construction Co. Means declined to comment on the submission, saying planning was still in the early stages.

Across the street from the proposed development, Greystar is building Encore Evans Station, an apartment complex with more than 200 units. And Denver-based real estate firm VanWest Partners purchased a building on the block in June for $1.88 million.

About a block south, Denver-based LCP Development wants to replace an industrial structure with an eight-story residential building.
