Hotel proposed for small triangular block in LoHi

A handful of single-family residences in the heart of LoHi could be replaced with a hotel. 

Plans were submitted to the city late last month for a 70-room, 28,000-square-foot hotel on the small triangular block bounded by Tejon, Erie and 17th streets. 

The entire site is 7,800 square feet, and currently home to three single-family residences, each on their own parcel. It’s just steps from Hirshorn Park and Little Man Ice Cream.

The developer behind the proposed project, Paul Stann, declined to comment. Stann owns two of the three lots, having bought them in September 2023 for $1.5 million, or $313 a square foot based on the land. The properties previously traded separately for $695,000 and $720,000 in 2018 and 2019.

The remaining lot is owned by Atlas Financial Group, which lists a Denver address. 

The proposal calls for a four-story hotel with a bar and kitchen in its lobby. There would be 18 parking spots and enough room for 60 bikes stored in the building’s basement. A few suites are interspersed throughout the floors. A conference room is planned for the third floor, while a gym would go in on the fourth floor. 

Stann is a seasoned Denver developer, having built the Palace and Waterside Lofts in LoDo around the turn of the century, the Colorado Real Estate Journal previously reported. He’s also played a role in many other high-profile projects, such as Hotel Teatro near Larimer Square and 16 Market Square off the 16th Street Mall. 

While Stann is seeking to turn LoHi living rooms into hotel suites, one-half mile away, Kairoi Residential is thinking the opposite. The San Antonio-based firm submitted plans to the city in April proposing to replace the Residence Inn at 2777 N. Zuni St. with a five-story, 465-unit apartment complex.
