Developer proposes apartments on LoHi hotel site

A sprawling hotel just off Speer in LoHi could be replaced with a new apartment complex if a San Antonio-based developer has its way.

Kairoi Residential submitted plans to the city Thursday for a five-story, 465-unit complex on 4 acres at 2777 N. Zuni St., where a Residence Inn by Marriott currently operates.

Kairoi did not respond to a request for comment.

The hotel’s 21 buildings would be demolished, per the plans. Records indicate the lot — which also has frontage along Firth Court, 29th Avenue and Speer — is owned by an entity associated with Highgate, a New York-based hotel investment and management company. The hotel was built in 1982, records state.

The apartments would wrap around a six-story parking garage with 532 spots, according to the plans, which were drawn up by the architecture firm Valerio Dewalt Train.

The complex would be 658,000 square feet and include amenities such as a fitness center, pool and spa, per the plans.

The stretch of Speer immediately northwest of I-25 has attracted apartment builders in recent years. Next door from the 2777 Zuni site is 2800 Speer Blvd., which was bought by San Francisco-based apartment developer Carmel Partners for $10 million two years ago. Carmel is planning to construct two five-story apartment buildings, with 79 and 110 units apiece. 

Kairoi, meanwhile, has other ongoing projects in Denver. The firm purchased a Ramada hotel at 1150 E. Colfax Ave. for $14 million three years ago, and is now building a seven-story, 334-unit apartment building there.

The company owns seven Denver metro apartment complexes, per its website, from as far north as Westminster on down to Castle Rock.
