Commercial real estate deals in the Denver area

A rendering of an apartment complex planned for 4.38 acres in Lakewood that sold for $6 million.

1. Embrey Partners purchased 4.38 acres at 11001 and 11085 W. Colfax Ave. in Lakewood for $6 million from Colfax Owens LLC and Atlas Real Estate Services LLC. The buyer plans to build a 354-unit apartment complex called Bel Aire. Travis Hodge and Tony Bobay of Capstone represented the buyer.

2. Community Solutions purchased 99 multifamily units at 2850 and 2880 S. Federal Blvd. in Denver for $19.8 million from Avon Apartments LLC, Spur 10 Holdings LP and other entities. The buyer, a nonprofit, works to reduce the number of homeless veterans. Scott Fetter and Joe Hornstein of NorthPeak Commercial Advisors represented the buyer.

3. The Weitz Co. subleased 15,000 square feet at 4686 Ivy St. in Denver. Mark Dwyer of Lincoln Property Co. represented the sublandlord.

Toll Brothers Homes purchased 77 acres at 7875 S. Santa Fe Drive in Littleton for $15 million from Santa Fe Park LLC and Santa Fe Vista LLC. Bob Leino and Andrew Dodgen represented the sellers.

Bitaelen LLC purchased 5,200 office square feet at 2660 S. Monaco Parkway in Denver for $1.4 million from 2660 Monaco LLC. David Gagliano and Jason File represented the seller.

Marcus & Millichap reports the following deal:

GZSC Holding LLC purchased 12,000 industrial square feet at 520 E. 56th Ave. in Denver for $2.5 million from 520 E 56th LLC. Alyssa Tomback represented the seller.

SVN | Denver Commercial reports the following deal:

Cherokee Street Associates LLC purchased 7,327 square feet of land at 1129 Cherokee St. in Denver for $2.2 million from BLN LLC. Elizabeth Leder represented the seller.

NAI Shames Makovsky reports the following deals:

Josephine Peaks LLC purchased 8,360 square feet of land at 2284 S. Josephine St. in Denver for $1.6 million from Jennifer Lee and Charles Edward Thornton-Kolbe. Jake Malman of NAI Shames Makovsky and Shelley Bridge of Re/Max Cherry Creek represented the seller. Henry Adams of Altitude Property Group represented the buyer.

Josephine Peaks LLC purchased 7,500 square feet of land at 2276 S. Josephine St. in Denver for $860,000 from Ruann Rae Keith. Jake Malman of NAI Shames Makovsky and Shelley Bridge of Re/Max Cherry Creek represented the seller. Henry Adams of Altitude Property Group represented the buyer.

KH&C Corp., dba We Knead Donuts, leased 1,248 retail square feet at 723 S. University Blvd. in Denver. Dorit Fischer and Hayden Hirschfeld represented the landlord.

Fox Island LLC purchased the 3,902-square-foot building at 4250 Fox St. for $1.3 million from 4250 Fox Street LLC. Russell Gruber handled the sale.

Pinnacle Real Estate Advisors reports the following deal:

Neven Corak purchased four multifamily units at 7350 Tennyson St. in Westminster for $925,000 from Frederick Good and Berry Cessna. Josh Newell and Connor Knutson represented the seller.

Lincoln Property Co. reports the following deals:

Matthews Real Estate Investment Services leased 2,653 square feet at 475 17th St. in Denver. Scott Caldwell, Billy Woodward, Andrew Piepgras and Peter Thomas represented the landlord.

Planet Home Lending leased 3,621 square feet at 165 S. Union Blvd. in Lakewood. Andrew Piepgras and Peter Thomas represented the landlord.

Nitec leased 5,500 square feet at 475 17th St. in Denver. Scott Caldwell, Billy Woodward, Andrew Piepgras and Peter Thomas represented the landlord.

McWhinney reports the following deal:

California-based architectural lighting company BEGA North America plans to open a 153,000-square-foot manufacturing facility within McWhinney’s Baseline project on 160th Street in Broomfield. BEGA will occupy the entirety of Baseline’s second industrial building.
