Law firm on the move downtown for first time in decades

A nationwide law firm is on the move in downtown Denver.

Across the street, that is.

Philadelphia-based Ballard Spahr told BusinessDen it will shift its Denver office, which has 60 local lawyers and employees, to 19,000 square feet at 1800 Larimer St. in August. 

The firm occupies 28,000 square feet at 1225 17th St., so the new space is about a third smaller. It’s been in that building for over 40 years.

Ballard Spahr, one of the nation’s top 100 law firms by revenue, started looking for a new Denver location early last year. Damon O. Barry, the office’s managing partner, said it scouted downtown between Lawrence and Wazee streets, and 14th and 19th streets. It also looked at some properties in RiNo. 

“In the end, we realized it was in the best interest of the growth of Ballard Spahr and of Denver to stay downtown,” Barry said.

The business signed an 11-year lease for the 16th floor of the 22-story building owned by Boston-based Beacon Capital Partners. The price tag on the build-out: over $2 million, according to documents submitted to the city.

Ballard Spahr has roughly 750 lawyers across 18 offices, including one in Boulder. It’s been in the Mile High City for nearly 45 years.

As the firm heads to 1800 Larimer, Xcel Energy is exiting. The firm is moving its Denver office to RiNo.

Other recent local law firm office lease deals include Garnett Powell Maximon Barlow & Farbes (1125 17th St.), Frost Brown Todd (1801 California St.) and Fennemore’s lease of former Moye White space in RiNo. Five law firms have taken space in downtown’s Block 162 tower, which was completed in 2021. Gibson Dunn is moving to 1900 Lawrence, downtown’s newest skyscraper. And Davis Graham & Stubbs has moved to Paradigm in RiNo.
