Pie maker, swim school among tenants in renovated Wash Park retail center

Fresh-baked apple pies and swimming lessons are among the offerings from four tenants coming to renovated retail space in Wash Park. 

Goldfish Swim School, Legacy Pie Co., Veritas Urgent Care Veterinary Center and Pacific Coast Dental Services are each moving into units at 300 E. Alameda Ave., based on permits filed with the city. One additional 2,738-square-foot unit is still available for lease.

The 20,377-square-foot retail center, now branded as Wash Park Supply, was vacant when it was bought for $8.3 million in May 2022 by Elko Properties and ZS Capital Partners. The new ownership has since been fixing it up.

ZS Capital cofounder Derek Conn, a co-founder of ZS Capital Partners, said the new tenants reflect the demographics of Wash Park. 

“We’re just really proud of the transformation of the neighborhood,” Conn said. “We’ve invested significant capital into improving what the property looks like from the streetscape. We just really hope everybody’s happy with what we’ve delivered because obviously, this is a highly trafficked corner.”

Legacy Pie Co. will be moving into the smallest space, Unit A, at 1,734 square feet. 

The bakery, which already has a location along Tennyson Street in Berkeley, is an offshoot of the Colorado Cherry Co., which operates in Estes Park, Lyons and Loveland. The company offers both sweet and savory pies that range from $5 hand pies to $27 specialty pies.

Legacy Pie owner Elias Lehnert said he’s trying something new at this location: no seats.

“It’s just going to be takeout,” Lehnert said. “Most of our business is already takeout … so we were kind of interested in opening a shop with no seats and seeing how people respond. I’m pretty pumped.”

He also said the company will be looking to hire around 15 to 20 employees and is hoping to open before Thanksgiving or the end of the year.  

Goldfish Swim School, meanwhile, will be moving into a 7,282-square-foot unit. The company — which has 172 locations in North America, including a handful locally — offers 30-minute swimming lessons for kids between 35 months and 12 years old.

Suzannah Zachos, sales and marketing director for Goldfish Swim Schools, said the new Wash Park location will hire approximately 25 new employees when the school opens but that amount will increase once memberships start growing. She expects the school to open by late 2023 or early 2024. 

Mike Lamb, vice president of Williams Construction Corp., said his company has been tasked with renovating the property. He said they are updating the entire face of the building, adding a new roof and building light boxes for the tenants. The firm plans on starting interior renovations of each unit within the next few weeks.
