The former Uptown site of Wahoo’s Fish Taco that closed nearly four years ago is being marketed for sale.

The single story, 2,600-square-foot building and 0.34 acres at 225 E. 20th Ave. is listed at $3.5 million, according to LoopNet. That would be $216 a square foot for the land, which is zoned for mixed-use projects up to five stories.

When Wahoo’s closed back in November 2018, the property was being marketed for lease only. The latest listing still includes leasing as an option, asking for annual rent of $25 per square foot on a triple-net lease, or $65,000 total. The building dates to 1957.

Public records show the last recorded transaction on the property taking place back in 2001, when an LLC that appears to be affiliated with Wahoo’s paid $650,000 for it. The restaurant operated there for more than a decade.

Brokers marketing the property, as well as Wahoo’s, didn’t respond to requests for comment.

There are still seven Wahoo’s open in Colorado. The chain also has locations in Nevada, California, New Jersey, Texas, Hawaii and Japan.
