With a longtime tenant eyeing newer space a block over, a corner of Cherry Creek North is up for grabs.

A Starbucks coffee shop at Third Avenue and Clayton Street is up for lease as the coffee company makes plans to skip over to the 250 Columbine development at Third and Columbine. Asking rental rate for the storefront is $49 per square foot, a representative for the property owner said.

Starbucks is relocating after a 25-year run at the space, which will be available for lease in November. The building, owned by Phyllis Shuldberg, totals 3,800 square feet and also hosts Catherine Salon and Atlas Tailors fronting Clayton Street.

Starbucks representatives did not return emails regarding the timeline for the store closure or an opening date for the new 250 Columbine coffee shop. The coffee giant leased 2,600 square feet at 250 Columbine St. in a deal reported in January.
