A health care-focused college that operates in eight states wants to relocate its Colorado operations for the first time in two decades.

Concorde Career College, which has been at 111 Havana St. in Aurora since 2004, is looking to move to an existing building at 4300 Kittredge St. in northeast Denver, according to documents submitted to the city.

In a Nov. 14 letter seeking a zoning use permit application, Concorde’s attorneys at Otten Johnson Robinson Neff + Ragonetti said Concorde would use all 64,000 square feet in the existing “generally vacant” office building that sits on 6.1 acres.

Some changes would be made to the interior of the structure.

“The improvements will include a mix of office, classroom, and lab space,” the school’s attorneys wrote. “This location will have a 20 chair dental hygiene space, a 4 chair dental assistant space, a 3 bed nursing simulation lab, and other simulation spaces for each program.”

Concorde expects the new location, which it will lease, to be used by approximately 500 students across day and evening classes, in addition to staff.

The building where Concorde would move, called Gateway V, is owned by Houston-based private equity firm Serac Capital Partners, which bought it in September 2021 for $10.7 million, according to public records. At the time, according to the firm, the building was 100 percent leased.

Concorde uses about 55,000 square feet in the building where it operates on the border of Denver and Aurora, according to spokeswoman Sharon Rolenc.

The additional square footage offered at the new location will allow us to expand enrollment in our high-demand programs, she said in an email. The location is closest to where our highest concentration of students live, offers ample student and employee parking, and is conveniently located near a highway juncture for commuting ease.

Concorde’s beginnings date to 1966, when it was founded under a franchise agreement with Los Angeles College of Medical and Dental Assistants. The school was known for a time as Colorado College of Medical and Dental Careers, and then Concorde Career Institute.

Locally, it operated at 770 Grant St. near downtown Denver before moving to its existing spot in Aurora.

Concorde is now the health care division of Phoenix-based Universal Technical Institute, a for-profit system of technical schools. UTI acquired Concorde for $50 million in late 2022. Concorde also has campuses in California, Florida, Mississippi, Missouri, Oregon, Tennessee and Texas.
