Deals of note:

SCI-Capitol City LLC, an entity affiliated with Sharing Connexion, purchased the 78-lot mobile home park at 4501 W. Kentucky Ave. in Denver for $11.5 million from Desert Properties LLC. The buyer plans to later transfer ownership to the park’s residents.

Viridian Greenwood Village LLC purchased the 420-unit Viridian apartment complex at 5335 S. Valentia Way in Greenwood Village for $117 million from Pinnacle DTC LLC. Dan Woodward, Dave Potarf, Matt Barnett and Jake Young of Walker & Dunlop worked the deal.

Arapahoe RHSW LLC purchased the 30,024-square-foot Southgate Shopping Center at 6802-6882 S. Yosemite St. in Centennial for $7.73 million from Copper2 LLC. The property is 83 percent leased to 13 tenants across two buildings built in 1980. Jon Hendrickson, Aaron Johnson and Mitch Veremeychik of Cushman & Wakefield represented the seller. 

John Propp Commercial Group reports the following deal:

LVPA 4695 N Ironton Street OS Owner LLC purchased 4695 N. Ironton St. in Denver, a 20,168 square foot multi-bay truck maintenance facility, for $5.4 million from H.A.L. Construction Inc. The space is fully leased to Penske. John V. Propp and Joshua Cohen represented the seller. 

NorthPeak Commercial Advisors reports the following deals:

967 Marion LLC purchased the 19-unit, 17,093-square-foot apartment building at 967 Marion St. in Denver for $5 million from Mcelroy LLC. Greg Johnson and Conner Piretti represented the seller.

DAW 2023 NV Trust and James E. Wolf purchased 1120 N. Logan St., an 18 unit, 9,456-square-foot apartment building, for $3.95 million from 1120 Logan St LLC. Jack Sherman and Hunter Schaefer represented both sides of the deal.

Malman Commercial Real Estate Reports the following deal:

Long Live Reality LLC purchased 864 Santa Fe Drive in Denver, a 3,774-square-foot retail building, for $1.8 million from AMAC Holdings Ltd. Jake Malman and Dan Prevedel represented the seller.

Colliers reports the following deal:

Kratos Industries, a power switching, control equipment, and precision sheet metal fabrication manufacturer, leased 112,000 square feet at 14401 W. 65th Way in Arvada. It also recently purchased a 90,872-square-foot manufacturing facility nearby at 6255 Joyce Drive. Steve Serenyi represented Kratos in the lease and purchase. Patrick McGettigan and Carmon Hicks of JLL represented the landlord in the lease.

Lincoln Property Company reports the following deals:

Beacon Pointe Advisors leased 8,854 square feet at 2000 S. Colorado Blvd. in Denver. Andrew Piepgras, Peter Thomas and Scott Caldwell represented the landlord. 

Kokopelli Outdoor leased 5,443 square feet at 3863 N. Steele St. in Clayton, Denver. Mark Dwyer and Andrew Piepgras represented the landlord.

Lee & Associates leased 5,340 square feet at 2000 S. Colorado Blvd. in Denver. Andrew Piepgras, Peter Thomas and Scott Caldwell represented the landlord. 

Randy Corporon Law leased 4,041 square feet at 5445 DTC Parkway in Greenwood Village. Andrew Piepgras represented the landlord. 

Phillips and Jordan Inc., an infrastructure builder, leased 2,936 square feet at 10901 W. 120th Ave. in Broomfield.

Numerica Corporation, an air and missile defense firm, leased 2,487 square feet at 11101 W. 120th Ave. in Broomfield. Andrew Piepgras and Peter Thomas represented the landlord.

Dr. Roberta Johnson, a chiropractor, leased 1,664 square feet at 6851 S. Holly Circle in Centennial. Andrew Piepgras represented the tenant.

Twin Bridges leased 979 square feet at 475 17th St. in Denver. Andrew Piepgras, Peter Thomas and Scott Caldwell represented the landlord.

Beacon Sales Acquisition Inc purchased 861 S. Jason St. in Denver for $6.76 million from Smalley Company. 

4609 E Colfax LLC purchased 4609 E. Colfax Ave. in Denver for $465,000 from OF Properties LLC. 

Arlana Kelvin LLC purchased 1697-1699 S. Federal Blvd. in Denver for $1.07 million from Tuan Ngoc Nguyen, Phuong Thao Thi Cao and TNTC Properties LLC.
