An unfinished mountain mansion, perched above Lake Dillon and priced at $18 million, offers a potential buyer the chance to complete and customize the 13,765-square-foot home.
The mountain modern home at 303 High Meadow Drive, designed by Aspen-based Charles Cunniffe Architects and under construction by Aspen-based Kendrick Olson Construction, sits on a 2-acre lot with old-growth trees and rock outcroppings.
It offers panoramic views of the Tenmile Range and Buffalo Mountain and is one of two dozen homes on the ridge providing unobstructed views of Lake Dillon.
The mansion is designed for seven bedrooms and eight baths, a media and game room with a wet bar, a wine display, a gym with a sauna and a 750-square-foot mother-in-law suite.
It’s slated to include a two-sided fireplace flanked by floor-to-ceiling glass, expansive decks and patios, two three-car garages, a heated driveway and an integrated smart home system. One garage is connected to the house, and the second is located underground.

The floor-to-ceiling windows create an incredible view, Roberts said. “It’s like being in a helicopter.”

The new owner can continue construction with Kendrick Olson or choose to work with the contractor of their choice. The advantage of continuing to work with Kendrick Olson is that doing so will avoid construction delays.
The exterior is nearly complete, with the contractor using a crane to place the sheets of glass. Construction is continuing, and the home is expected to be completed within 14 to 16 months.
AspenHall LLC, registered in Wyoming and based in Evergreen, purchased the property for $2 million in 2019.
The owners decided to sell the home because, after nearly five years, their family has grown and they no longer wish to continue, Frank said.
The home is unlike anything else in Summit County, he added. It’s unlikely anything like it could ever be built again in the county due to changes in building regulations.
The realtors anticipate it will be purchased by someone who wants it as a second or third home. An investor could also purchase it.
