Deals of note:

Glennon Properties LLC purchased the Glennon Heights Elementary, 11025 W. Glennon Drive in Lakewood, for $3 million from the Jefferson County School District. The school will be converted into a new location of the Jacob Academy, a preschool and daycare center. Chris​​​ Musselman of JLL represented the school district.

Indiana-based developer Thompson Thrift purchased a seven-acre lot at 44th Avenue and Kipling Street in Wheat Ridge for $8.5 million from 4600 Kipling LLC. Thompson Thrift plans to build a 225-unit apartment complex onsite, with construction wrapping up next year. It will be the business’ 20th Colorado location. 

Urban Land Conservancy, a local nonprofit, purchased the Brunetti Lofts apartments in RiNo, 1316 26th St., for $3.12 million from the Volunteers of America. The income-restricted property has 23 units and serves to help its residents move towards home ownership. Matt Lewallen and Kevin Calame of NorthPeak Commercial Advisors represented the seller in this transaction.

JLL reports the following deal:

Meridian Senior Living LLC purchased the Pine Grove Crossing, an 127-unit assisted living facility at 19160 Cottonwood Drive in Parker for $36.25 million from Parker CO Senior Property LLC. The property is over 90 percent occupied. JLL’s seniors housing team represented the seller.

Unique Properties reports the following deal:

Archway Downing Square Apartments LLC purchased an income-restricted apartment complex at 3280 N. Downing St. in Denver for $9.85 million. Gabe Wolf and Phil Dankner represented the buyer. Elliott Polanchyck and Will McCauley represented the seller.

Lee & Associates reports the following deal:

Ardent Traffic Services purchased 5335 Harrison St. in Denver, an industrial outside storage property on 1.52 acres, for $2.75 million from Thornton Pipeline LLC. Kirk Vanino and Matthew Nora represented the buyer. 

NorthPeak Commercial Advisors reports the following deal:

700 S Pearl LLC purchased a mixed-use apartment building at 620 E. Exposition Ave. in Wash Park West for $1.61 million from Lincoln Flats LLC. Greg Johnson and Conner Piretti represented the seller, along with Jennifer Steinert with Madison & Company Properties.

Digby Commercial Advisors reports the following deals:

Diamond Club Baseball LLC leased 12,000 industrial square feet at 4860 Van Gordon St. in Wheat Ridge. Wade Wilson and Tanner Digby represented the landlord, VanGordon Properties, LLC. 

Consolidated Services Group 2 LLC leased 9,373 industrial square feet for a five-year term at 2305 Tremont Place in Denver. Wade Wilson and Tanner Digby represented the tenant. 

Quality Life Service LLC leased 1,611 office square feet for a three-year term at 10701 Melody Drive, Suite 610 in Northglenn. Lauren Moyer and Tanner Digby represented the tenant. 

Malman Commercial real estate reports the following deal:

Mueller Signs LLC leased 9,816 industrial square feet at 1250 Simms St. in Lakewood. The deal makes the property 100 percent leased. Jake Malman represented the landlord, 1250 Simms LLC. Zach Propst of Crosbie Real Estate Group LLC represented the tenant. 

Hoff & Leigh reports the following deals:

Pathways to Connection Counseling leased 1,817 office square feet at 6901 S. Pierce St., Suite 235-237 in Littleton. Lisa Langiewicz represented the landlord. 

Brianna Frashier leased 930 office square feet at 7010 Broadway, Suite 210 in unincorporated Adams County. Brandon Langiewicz and Katie Martineau represented the tenant.  

Clic Outdoors leased 133 office square feet at 4634 S. Broadway in Englewood. Chris Camozzi represented the tenant. Brandon Langiewicz represented the landlord. 

Antonoff & Co. Brokerage, Inc. reports the following deals:

Midnight Smoke & Vape leased 1,000 retail square feet at 5001 S. Parker Road, Unit 114 in Aurora. Charles Nusbaum represented the tenant. Tim Hakes of Weststar represented the landlord. 

Soluciones Latinas LLC, which does tax preparations and immigration services, leased 670 retail square feet at 487 Sable Blvd. in Aurora. Charles Nusbaum represented the landlord. 

Deals from deeds:

DJM Colfax Property LLC purchased 7501 and 7507 E. Colfax Ave. in Denver for $1.7 million from Star 3 LLC.
