Deals of note:

Denver-based C2 Capital purchased a 50-unit apartment complex at 2350 W. Main St. in Littleton for $6 million out of bankruptcy from Terra Management Group LLC and Littleton Main Street LLC. A bankruptcy auction was held in November with the minimum bid set at $6.2 million, per the Denver Post. C2 Capital was the “Stalking Horse Bidder,” which means it made the initial bid for the property in advance of the auction and was the minimum price the property could be sold for. Bill Morkes and Craig Stack of Colliers International Denver along with Keen-Summit Capital Partners LLC represented the property in the sale. 

Garrett Companies purchased an 11-acre site southwest of the Chambers Road and E-470 intersection in unincorporated Arapahoe County for a future 192-unit apartment complex. Craig Stack and Bill Morkes of Colliers worked the deal.

Yemen Grill, which has been in Aurora for a decade, is adding a second 2,250-square-foot location near DU at 1135 E. Evans Ave. Jake Malman, who recently purchased and is in the process of rehabbing the building, worked the deal as part of his brokerage Malman Commercial Real Estate. The tenant was represented by Mark Pyms of Panorama Commercial Brokerage. 

Henry Group Real Estate reports the following deal:

Integrity Traffic Holding Company LLC purchased an outdoor storage property on 2.2 acres at 2101-2133 S. Wabash St. in unincorporated Arapahoe County for $3.2 million from 2101/2133 South Wabash Street LLC. Patrick Henry, Boston Weir and CJ Toohey represented the seller.

Pinnacle Real Estate Advisors LLC reports the following deal:

Initech Properties LLC purchased a 24,178 square foot industrial property at 501 and 521 N. Kalamath St. in Denver for $4.1 million from 501 Kalamath LLC. Paul Nora and Jamie Mitchell represented the seller.

Grandview Avenue Arvada LLC purchased a 4,007-square-foot multi-tenant retail condo at 7357 Grandview Ave. in Arvada for $2.25 million from Grandview Station LLC. Paul Nora and Jamie Mitchell represented the seller. 

Bryce Waite purchased an eight-unit apartment building at 5562 Newland Way in Arvada for $1.27 million from Pacific Creek Land Company LLC. Josh Newell and Conor Knutson worked the deal. 

NorthPeak Commercial Advisors and Kaufman Hagan Commercial Real Estate reports the following deal:

AAA Milwaukee LLC purchased an eight-unit, 4,160-square-foot apartment building at 2071 S. Milwaukee St. in Denver for $1.49 million from Symphonic Properties LLC. Jack Sherman and Hunter Schaefer of NorthPeak represented the buyer. Andrew Vollert of Kaufman Hagan represented the seller.

95 Emerson LLC purchased the El Greco Apartments at 95 Emerson St., just off Speer Boulevard, for $8.55 million from 95 Emerson Company LLC. 

2120 CO LLC Grantee and Heritage Green Plaza LLC purchased 8203 and 8243 S. Holly St. in Centennial for $6.67 million from Heritage Green LLC. 

Peoria Street LLC purchased a 22,459 warehouse at 5095 Peoria St. in Denver for $3.14 million from JT4Properties LLC.

TAJ158 LLC purchased a 6,086-square-foot office building at 3565 S. Yosemite St. in Denver for $1.83 million from E & A Properties LLC.

5060 Havana LLC purchased 5060 Havana St. in Denver for $3.6 million from Havana 5060 LLC.
