Deals of note:

SMP 40 LLC purchased the apartment building at 4390 W. 39th Ave. in Denver for $24.4 million from 39 Tennyson Owner LLC. Call Your Mother Deli is a retail tenant. The building last sold for $20.4 million in 2020. Robert Bratley and Jack Sanders, formerly with JLL and now with Berkadia, represented the seller.

CPRF Citadel at Castle Pines LLC purchased the Citadel at Castle Pines at 353 Edge View Circle in Castle Pines for $101 million from Thompson Thrift. The 20-acre community has 154 one and two-story villa-style homes and 60 three-story townhomes. Matt Barnett, Jake Young and Taylor Payne of Walker & Dunlop brokered the sale.

CAH CO Commerce City Holdings LLC purchased 33,660 office/industrial square feet at 4455-4475 E. 74th Ave. in Commerce City for $6.5 million from KYCO Real Estate Holdings LLC.

BRD Commercial Group reports the following deal:

Quicktrip Corp. purchased 3610-3640 Chambers Road, a 11,950-square-foot building on 11.54 acres, for $7.2 million from Wheeling Service Center LLC. Formerly occupied by Lazydays as an RV sales and service center, the lease was terminated early. Brandon Paxton represented the seller. Mike Quinlan of NavPoint Real Estate Group represented the buyer.

Platinum CRE reports the following deal:

Artemis Holdings Limited purchased 12110 Pecos St. in Westminster, a 54,721-square-foot office building along with a 2.52-acre vacant lot, for $5.99 million from Mililani Investments Pecos LLC. Paul Cattin represented the buyer. Ben Swanson and John Witt of Quiver Investments represented the seller.

Trumark Homes reports the following deal:

Trumark Homes purchased vacant land at 59th Ave. and Ward Road in Arvada for $5 million for the construction of 83 three-story townhomes. The homes will include three bedrooms, three-and-a-half bathrooms and a 2-car garage.

NorthPeak Commercial Advisors reports the following deal:

960 North Pearl Investments LLC purchased a 16-unit apartment building at 960 N. Pearl St. in Denver for $3.48 million from 960 Pearl LLC. Kevin Calame and Matt Lewallen represented both sides.

Madison Commercial Properties reports the following deal:

Denver Dream Properties LLC purchased 10400 E. Evans Ave. and 2155 S. Havana St. in Aurora for $1.2 million from PAB Acquisitions Inc. The property consists of a 2,140-square-foot freestanding retail/office property and 2,665-square-foot auxiliary storage building on 1.16 acres. Brandon Gouker and Brian Costello represented the seller.

Caley Ave Colorado LLC purchased a 2,600 industrial property at 12354 E. Caley Ave, 1-B in
Centennial for $550,000 from Woodlake Caley LLC. Brandon Langiewicz represented the buyer.

Walnut Creek Partners LLC purchased 10445 Town Center Drive, a 4,500-square-foot retail property in Westminster, for $2.6 million from BTP 10445 Town Center LLC.

3922 W 29th Ave LLC purchased a five-unit multifamily property at 3922 W. 29th Ave. for $2.12 million from West 29th Avenue LLC.

Prime Motors LLP purchased 7940 E. Colfax Ave. and 1459 N. Tarmac St. in Denver, the site of a car dealership, for $1.42 million from Hands Towing LLC.

TShirt and Jeans Creates LLC purchased 1140 N. Speer Blvd. for $713,000 from 1136 50 Speer Blvd LLC.
