This office deal truly was a fire sale.
The West Metro Fire Protection District, which serves a large swath of Jefferson County, purchased the small 1970s building on three-fourths of an acre at 7475 W. 5th Ave. in Lakewood last month for $1.8 million, according to public records.
The district plans to demolish the office building and construct a fire station on site, spokeswoman Ronda Scholting said.
“The area around 5th and Wadsworth is one of our busiest areas,” Scholting said in an email. “We had a third party firm take an overall look at the district and how we could enhance our response times.”
“It was determined that building a new station would allow us to better serve residents and businesses by meeting the districtwide benchmark of a 4½ minute drive time (or less) from the fire station to the call address.”
The deal works out to $52 a square foot for the land. The seller of the 5th Avenue property, Torres Mexican Food Inc., purchased the building in September 2021 for $1.97 million, records show. They did not return a BusinessDen request for comment.
West Metro has not identified a source of funding for the new station or gone through the design process, Scholting said. As a result, the cost and project timeline is unclear.
West Metro has 17 fire stations across its roughly 100-square-mile district. It serves approximately 300,000 people in Lakewood, Morrison, Golden, Wheat Ridge and Edgewater, according to its website. It also serves unincorporated sections of Jefferson and a small part of Douglas County.
