Park Meadows owner pushes back planned apartments on its parking lot

The owner of the Park Meadows Mall in Lone Tree has dialed back plans to build on a portion of its parking lot.

Mall owner Brookfield had previously proposed a seven-story, 454-unit apartment building on the east side of the mall. That proposal, which also included 32,000 additional retail square feet and more than 1,100 spaces in parking garages, was approved by the Lone Tree City Council last September.

But Brookfield went back to the City Council last month with a new set of plans.

Those plans no longer incorporate apartments. Instead, Brookfield has proposed constructing an additional 20,000 square feet of retail space and a parking garage with just under 1,000 spaces, as well as a 0.75-acre “programmable plaza” between the new structures and the existing mall.

“They needed to push back the multifamily,” city planner Ian Corder told BusinessDen.

The additions would go up directly outside the food court and L.L. Bean, plans show. The council approved the new set of plans unanimously last month, per city documents.

Brookfield’s plans still show the adjacent stretch of parking, outside Crate & Barrel and Nordstrom, labeled “future residential site.” But the company will need to submit a new set of plans in order to build there, Corder said.

“During the initial approval process, the City of Lone Tree provided feedback that led us to redesign the garage, plaza and retail components for a better overall customer experience. This required a redesign of the residential component that we continue to explore,” Brookfield Properties Director of Development Adam Benner told BusinessDen in a statement.

Brookfield plans to build the parking garage first; Benner said it should be completed by fall 2025. The new retail space and the plaza would be built simultaneously later, according to Lone Tree’s website.

Mall owners across the country are increasingly looking to build on their parking lots. In Denver, parking lots and largely vacant big-box stores on the western end of the Cherry Creek Shopping Center are poised to be turned into “Cherry Creek West,” a seven-building project that will include office, retail and residential space. The owner of Central Park’s The Shops at Northfield has also proposed apartments on the east side of the open-air mall.

Brookfield owns numerous malls around the country, including Southwest Plaza in Littleton. The firm’s local holdings also include the Wells Fargo Center and Republic Plaza office towers in downtown Denver.
