Campfire Lakewood restaurant property listed for sale

A Lakewood pizza and barbecue restaurant is looking to sell its building.

The 840 Tabor St. property occupied by Campfire Lakewood is listed for $2.4 million, or about $755 per square foot. 

Unique Properties, the brokerage marketing the property, is advertising the 3,000-square-foot building as a “turnkey restaurant,” which generally means a new restaurant owner would be able to easily move in and use existing fixtures, replacing any existing restaurant. The marketing brochure states that the property comes with a new Acunto wood-fired oven, outdoor patio and full bar. 

But Jared Leonard, who owns both the restaurant and the property, said Campfire Lakewood will stay open, and he just wants someone to buy the property and lease it back to him.

“We’re really looking to re-allocate that investment,” Leonard said. “We lease all our other properties, and so we want to keep operating and reinvest in our restaurant operations and less in the real estate, but we’re wanting to remain open.” 

Leonard and his wife Amanda, who together run Campfire Concepts Ltd. and SSC Hospitality, opened Campfire’s first location in Evergreen in May 2021. They bought the Lakewood property in 2021, renovated it and opened Campfire Lakewood in January 2023. 

Leonard did not specify what he’s looking for in a lease agreement, beyond a fair market rate. He said the decision to list the property was prompted by someone expressing interest in it. While he wants to remain open and plans to do so, he said, if someone came with the right offer that didn’t involve a lease-back, he’d listen. 

“It’s in a great location with great development and lots of tax incentives,” Leonard said. 

Before becoming Campfire Lakewood, 840 Tabor St. was home to Jus Cookin’s, a fried chicken restaurant, and Moe’s Original Bar B Que.

The Leonards also own Grabowski’s Pizzeria in Lakewood, AJ’s Pit Bar-B-Q Steakhouse in West Wash Park and AJ’s Pit Bar-B-Q in Denver’s Overland neighborhood.

Before working in Colorado, they owned and operated Budlong Hot Chicken in Chicago before selling the franchise to Craveworthy Restaurant Group. Leonard brought several of his Chicago restaurant franchises to Denver, but most have been sold or turned into other restaurants.
