A competing coworking firm is looking to turn WeWork’s loss into its gain.

IWG, which operates as Regus, signed a lease late last year for two floors — about 43,000 square feet — in Civic Center Plaza at 1560 Broadway, according to a leasing report from brokerage Newmark. Regus’ website lists the location as “opening soon.”

The space was formerly occupied by WeWork, which leased floors 16, 17 and 21 in the building and opened there in 2019. The New York-based firm closed the spot in 2021 along with three other Denver locations.

A Regus employee said Wednesday that the space will open April 1 and the company has taken the 16th and 17th floors. The building’s 21st floor is still available, per an online listing.

Regus offers a more no-frills approach to coworking than its well-known competitor, which downsized its local presence during the course of 2023 and filed for bankruptcy in November.

Regus lists 30 locations in the metro area on its website, ranging from Broomfield to Parker. It plans to also open another new location not far from Civic Center Plaza at 789 Sherman St. The coworking firm was founded in 1989 and operates in hundreds of cities around the world. It first opened in Denver in 2016.
