In Cherry Creek, Mile Hi Modern founder again stepping out on his own

Peter Blank isn’t one to disappear in the crowd. 

“I need to be seen, I need to be public, I need to be streetside – this is where I do my best work,” Blank said. “I never adapted to being part of a pack.”

And what better way to do that than create his own team brand? 

The real estate agent will debut his new brand, the Peter Blank Collective, at 270 St. Paul St. Blank said he will still hold his license under Mile Hi Modern, the first brand he started almost 20 years ago.

“Mile Hi Modern now, it’s a bit more corporate and structured — which is great, they’re doing beautiful things,” he said. “But I still have my own style, my own individuality so I’m kind of re-creating myself and my own marketing through a storefront.”

Blank founded Mile Hi Modern as a brand under Distinctive Properties for the same reason he’s starting the Peter Blank Collective. The firm originally focused on marketing midcentury modern homes, before expanding into what Blank calls “architecturally significant” homes.

Mile Hi Modern moved to Kentwood and Liv Sotheby’s before becoming an independent brokerage that now has over 200 agents, including Blank. He no longer has any ownership stake or leadership role in the firm. 

The Peter Blank Collective, meanwhile, consists of Blank and four brokers. He said the 500-square-foot Cherry Creek space will be like a gallery instead of a typical real estate office, highlighting the “beauty” and “artistry” of real estate. 

“It’s going to be this collective marketing and storytelling engine,” Blank said. 

He said the storefront will engage people walking down the street with a mix of art, photos and videos showcasing properties – including some off-market listings. The brand won’t specialize in one type of real estate, but work across residential, commercial and new development. 

Blank is investing over $250,000 in building out the space, which he said needs a complete renovation. It was previously home to the jewelry store Lana Lee.

He said he has been developing the Peter Blank Collective brand for about two years, and signed a lease for the Saint Paul space about a year ago. He anticipates opening in the spring. 

“We’ve seen growth in Cherry Creek, particularly post-pandemic it has just exploded,” Blank said. “There’s this charming character about Cherry Creek and it keeps evolving.”

Just like Mile Hi Modern, Blank said the brand will stand out because of how it markets real estate. 

“Traditionally, you go shoot it (a property) and you’re done,” he said. “That’s not what we do. Why our clients hire us is because they know we’re going to do the best job portraying their property in the best light possible.”
