Deals of note:

Hill Street Realty purchased 22 recently constructed townhomes at 2566-2598 S. Delaware Street and 351-375 W. Vassar Ave. in Denver for $10.45 million from Pando Holdings. The three-bedrooms units average 1,272 square feet and are fully leased. Erik Toll, Justin Hunt, Andy Hellman, Brad Schlafer and Jessica Graham of CBRE represented the seller.

Ineos USA Oil & Gas subleased 34,509 office square feet at 16 Market Square at 1400 16th St. in Denver from Moye White. Nathan Johnson, Eddie Kane, Victor Frandsen, Tim Harrington, Alan Polacsek, Charles Sutherland and Manuel Breidenbach of Newmark represented the sublandlord. Hughes Marino represented the subtenant.

OneFold Inc leased 2,934 retail square feet at 5960 S. Holly St. in Greenwood Village. It will be the restaurant’s third location. Paul Cattin, Adam Hubschman and Solomon Stark of NAI Shames Makovsky represented the Tenant.

Colorosa Commercial Properties reports the following deal:

Thirty-Five West Properties LLC purchased 704 S. Pearl St. in Denver for $1.34 million from Lacocina LLC. Rachel Colorosa of Colorosa Commercial Properties represented the buyer. Courtney Key of SullivanHayes represented the seller.

Gruber Commercial Real Estate reports the following deal:

Mason Carrington Jones purchased 6,200 industrial square feet at 1441 W. Cedar Ave. in Denver for $1.145 million from WoodrowMae Investments LLC. The property was 100 percent occupied by three tenants. Russell Gruber represented the seller.

Newmark reports the following deals:

Academy Services LLC subleased 5,687 office square feet at 2401 E. 2nd Ave. in Denver from CA Senior Living LLC. Andrew Blaustein, Reed Mclaughlin, Victor Frandsen, Tim Harrington, Eddie Kane, Alan Polacsek, Thomas Lee, Jonathan Tilton, Charles Sutherland, Manuel Breidenbach, Josh Pons and Caroline Nowack represented the subtenant and sublandlord.

Reilly Smith Insurance Agency leased 1,914 office square feet at 5161 E. Arapahoe Road in Centennial. Peter Staab represented the landlord.

Axio Commercial Real Estate reports the following deal:

Beeler Perk LLC, dba Elemental Bakery & Coffeehouse, leased 2,440 square feet at York Street Yards at 3875 Steele St. in Denver. David Schneider represented the tenant. Shawn Peel and Ken Kimmel of David Hicks Lampert represented the landlord.

327 Property Management LLC purchased 1448 Market St. in Denver for $4.175 million from Spenta Group LLC.

Jambo Motors LLC purchased 1050 S. Havana St. in Aurora for $1 million from John Poggas.

Pacifico Real Estate Holdings II LLC purchased 3280 Chambers Road in Aurora for $4.2 million from Mazzo Enterprises LLLP.
