Day care owners sell Platt Park church building for $1.8M

A church building in Platt Park has changed hands.

House Denver, currently operating in Cherry Hills Village, in late June paid $1.8 million for the building at 1885 S. Ogden St., records show.

The church was built in 1940 and was most recently home to the Jewel Christian Reformed Church. 

The 14,650-square-foot building was sold by an LLC managed by Micheal and Nicole Cardoza, who paid $1.85 million for it and the neighboring 1875 S. Ogden St. property in 2016, records show.

Joe Manzanares, an agent with The Devonshire Co., represented the sellers in the deal. He said the sellers have been operating a day care business — the Martin School of Early Education — on the neighboring property, and originally hoped to use the former church for it as well.

“The plan was to use the property to increase the number of kids in day care to about 300,” he said. “Unfortunately, working with the city proved to be too much … because of a fire sprinkler requirement, which was about a $250,000 cost.”

With that plan having fizzled, the couple opted to list the former church for sale, asking $1.79 million. Manzanares said they specifically hoped to discourage developers who might want to tear it down.

“The price point at $1.8 million was just high enough that the land cost to develop didn’t pencil for enough profit,” he said. “Fortunately for my sellers, they were able to keep the house on the north side of the church to continue their business.”

House Denver did not respond to requests for comment. Manzanares said the organization has been renting its current location at 3651 S. Colorado Blvd. in Cherry Hills for more than four years, and has been looking for a place to call home after growing quickly.
