Lincoln Park site eyed for apartments sells for $5.5M

A site in the Lincoln Park neighborhood where apartments have been proposed has sold.

ECI SRC Felix LLC paid $5.55 million last month for the adjacent 1820 and 1864 W. 13th Ave. parcels, according to public records.

The combined site is 1.45 acres, making the deal worth about $87 a square foot.  The parcels were sold by separate sellers.

The property between railroad tracks to the east and Umatilla Street to the west is undeveloped, although it’s scattered with various construction materials. It sits in a largely industrial area, but Denver Water’s headquarters is within a couple blocks and Meow Wolf is less than a mile away.

The buyer lists an office address in Washington state. Bradley Eide, president of Elevate Cos. Inc., and Chris Roberts and Paul Wilcox of Sterling Rhino Capital signed loan paperwork on behalf of the purchasing entity. Attempts to reach Roberts or Wilcox for comment were unsuccessful.

Development plans initially submitted to the city last June call for a six-story, 233-unit apartment complex to be constructed on the site. A video rendering of the project is shown on Sterling Rhino Capital’s website.

Half a mile east of the property, Denver-based Shanahan Development recently paid $5.75 million for a 1.4-acre site where the company plans to build income-restricted housing. A mile west, an industrial site was purchased for $7.35 million in January by the owners of Elitch Gardens.
