CP Group and Related Fund Management purchased the 31-story Granite Tower office building at 1099 18th St. in Denver for $203.5 million from KBS. Tim Richey, Jenny Knowlton, Chad Flynn, Charley Will and Alex Mulvihill of CBRE represented the seller.

Cushman & Wakefield reports the following deal:

6435 Huron Street and West 64th Avenue Co LLC, ℅ Intercontinental Real Estate Corp., purchased a newly developed 147,000-square-foot warehouse/distribution building leased to Amazon at 875 W. 64th Ave. in Adams County for $114 million from Karis Capital and AEW. Will Strong, Jeff Chiate, Jeffrey Cole, Mike Adey, Greer Oliver and Connor Nebeker-Hay represented the seller.

NAI Shames Makovsky reports the following deals:

CREA Capital GP LLC purchased 1020, 1042 and 1060 N. Broadway in Denver for $11.5 million from Gart Real Estate Company LLP. Dorit Fischer, Hayden Hirschfeld and Evan Makovsky represented the seller.

Wazee River LLC purchased 8,400 retail square feet at 1745 Wazee St. in Denver for $3.76 million from Meesawdah LLC. Dorit Fischer and Hayden Hirschfeld represented the seller.

AvalonBay Communities purchased 696 N. Sherman St. in Denver for $3.25 million from Seventh and Sherman LLC. Dorit Fischer and Hayden Hirschfeld represented the buyer.

Evergreen Four-SC LLC purchased 972 and 1000 N. Broadway in Denver for $6.5 million from Gart Real Estate Company LLP. Dorit Fischer, Hayden Hirschfeld and Evan Makovsky represented the seller.

Colorado Custom Spas leased 22,632 industrial square feet at 601 E. 64th Ave., Building B, Suite B, in Denver. David Leuthold represented the tenant.

The Zeigen Family Living Trust purchased 24 multifamily units at 1260 Balsam St. in Lakewood for $4.3 million from L5 Balsam LP. Josh Newell represented the buyer and seller.
