SRS Real Estate Partners reports the following deal: 

Breedlove Capital purchased the 6,100-square-foot building at 2401 Larimer St. in Denver for $3.38 million from Ballpark Development LLC. Erik Christopher and Jack Lazzeri represented the buyer. Jim Bolt and Sam Dragan of CBRE represented the seller.

NAI Shames Makovsky reports the following deals:

PKR Inc. purchased 26,627 retail square feet at 11600 W. Belleview Ave. in Littleton for $3.13 million from Simms Plaza Limited Partnership. Paul Cattin, Samuel Cohen and Todd Snyder represented the seller.

Efficient Business Solutions LLC leased 1,167 office square feet at 1900 Grant St., Suite 850, in Denver. Trent Rice and Connor Donahue represented the tenant.

Hunter Engineering West LLC leased 2,302 office square feet at 5600 Greenwood Plaza Blvd., Suite 200, in Greenwood Village. Trent Rice and Connor Donahue represented the tenant.

Capstone reports the following deal:

E&N LoHi Collaborative LLC purchased the 9,375-square-foot lot at 3800 Kalamath St. in Denver for $1.13 million from Pag-Rei Inc. The buyer plans to build a three-story, 20-unit hotel. Travis Hodge and Anthony Bobay represented the seller.

Brockman Group reports the following deal:

P Street III LLC purchased the medical office building at 3300 N. Irving St. leased to Perfect Teeth for $1 million from Gilbert Vigil. Justin Brockman and Chris Student represented the buyer and seller.

Madison Commercial Properties reports the following deal:

FullSteiner Enterprises LLC purchased the 3,300-square-foot High 5 Liquor store at 5099 W. 120th Ave. in Broomfield for $550,000 ($300,000 plus $250,000 in inventory) from ADM Yeti Beverages Inc. Brandon Gouker and Brian Costello represented the seller.

Fuller Real Estate reports the following deals:

Team USA Body Shop, dba Team USA Collision Centers, leased 15,963 industrial square feet at 101 S. Huron St. in Denver. Mark Fouts represented the tenant. Greg Knott of Unique Properties represented the landlord.

Peaks Recovery Centers leased 4,481 office square feet at 7200 E. Hampden Ave. in Denver. Jason File and David Gagliano represented the landlord.

PowerMap leased 1,550 office square feet at 3760 Vance St. in Wheat Ridge. Travis Wanger and Alex Scott represented the landlord.

Amazing Med LLC leased 2,293 industrial square feet at 12354 W. Alameda Ave. in Lakewood. Paul Roberts represented the tenant. Tyler Ryon of Colliers represented the landlord.

Young Kim and Timothy Kim leased 2,293 square feet at 12354 W. Alameda Ave. in Lakewood. Paul Roberts and Jen Hippisley represented the tenant. Tyler Ryon represented the landlord.

Riot Blockchain Inc. leased 3,127 retail square feet at 3855 Ambrosia St., Suite 301, in Castle Rock. Matt Kulbe and Jeff Brandon represented the landlord. Matt Call and Collin Tedesco represented the tenant.

Cornerstone Christian Counseling leased 749 office square feet at 333 and 399 Perry St., Suite 205, in Castle Rock. Matt Kulbe and Collin Tedesco represented the landlord.

U-Collective reports the following deal:

HJK and HH LLC leased 10,800 industrial square feet at 5720 Holly St. in Commerce City. Mike Carnes and Bryce McNeely represented the tenant. Scott Patterson and Alex Ringsby of Ringsby Realty represented the landlord.
