EverWest Real Estate Investors purchased Tower Business Center, a new two-building industrial portfolio at 18701 and 18901 E. 38th Ave. in Aurora, for $66.45 million from a joint venture between United Properties and Artis REIT. Jim Bolt, Jeremy Ballenger, Tyler Carner and Jessica Ostermick of CBRE represented the seller.

CBRE reports the following deal:

JPMN LLC purchased the 5,669-square-foot Kum & Go convenience store building at 2700 S. Havana St. in Aurora for $8.26 million from Kg Store 2312 Llc. Brad Lyons, Matthew Henrichs and Parker Brown represented the seller, along with Tyler Dingel of CBRE | Hubbell Commercial in Des Moines.

NAI Shames Makovsky reports the following deal:

650 North Sherman LLC purchased 650 N. Sherman St. in Denver, formerly home to Racines, for $6.2 million from Elec Tri City Etc LLC. Dorit Fischer and Hayden Hirschfeld represented the seller.

Capstone reports the following deal:

Newark Investor LLC purchased the 40-unit Newark Apartments at 11600 E. 16th Ave. in Aurora for $5.4 million from Newark Apartments LLC. Sean Holamon represented the buyer.

Fuller Real Estate reports the following deals:

Westwood Holding LLC purchased 62.36 acres at 15555 Monaco St. in Thornton for $3.9 million from Nicholas and Deborah Mae Chiovitti. Mike Haley and John Becker represented the seller. Cary Clark represented the buyer.

ES Propco – 1100 West Mississippi Ave LLC purchased 1100 W. Mississippi Ave. in Denver for $1.93 million from John Nguyen. David Gagliano represented the buyer.

Anmol Kaur LLC purchased 7710 Brighton Road in Commerce City, consisting of a Shell gas station, carwash and three-tenant retail center, for $3.48 million from Doo Brothers Enterprises Inc. The purchase price included the Shell gas station business goodwill, inventory and fixtures worth $800,000. Brandon Gouker and Brian Costello represented the seller.

Carr Street LLC purchased the 17-unit apartment building at 840 Cherry St. in Denver for $3.03 million from BPS NV III LLC. Kyle Malnati represented the seller.

Blue West Capital reports the following deal:

C&L Investments Arvada LLC purchased the single-tenant, net-leased Autowash property at 5360 Wadsworth Bypass in Arvada for $2.39 million from AutoWash Holdings LLC. Tom Ethington represented the buyer and seller.

Tepuy Properties reports the following deal:

Tepuy Properties purchased the 26,400-square-foot industrial building at 1 Park St. in Broomfield for $1.75 million. The property is 46 percent leased to gun range Shoot Indoors. The firm expects to spend more than $1 million on improvements. Eric Rutherford of WK Real Estate represented the buyer. Joe Krahn of Cushman & Wakefield represented the seller.
