Industrial Outdoor Ventures purchased 20 acres zoned I-2 at 10600 Havana St. in Commerce City for $7.03 million from Rocky Crest Enterprise. Russell Gruber represented the seller. Mike Viehmann and Mike Wafer of Newmark Knight Frank represented the buyer.

3939 Williams Building Corp purchased 1806 E. 40th Ave. in Denver for $3 million from BDM Holdings LLC and Trulee LLC. Russell Gruber represented the seller.

Newmark Knight Frank reports the following deals:

Mental Health Center of Denver purchased 10,166 industrial square feet at 1440 Grove St. in Denver for $3.2 million from Interactive Assets Limited LLC. Chris Nordling and John Gustafson represented the buyer.

Bryant Street Holdings LLC purchased 3,704 industrial square feet at 670 Bryant St. in Denver for $595,000 from WBP Properties LLC. Frank Griffin represented the seller.

Theodore Roosevelt Conservation Partnership leased 2,366 office square feet at The Spectrum Building at 1580 Lincoln St. in Denver. Peter Staab represented the landlord.
