CBRE reports the following deal:

An LLC associated with Sacramento-based Oakmont Properties purchased the 228-unit North Main Apartments at Steel Ranch at 1724 Steel St. in Louisville for $67 million from Golden-based Confluence Cos., acting as Steel Ranch Apartments LLC. Dan Woodward, David Potarf and Matthew Barnett represented the seller.

Dunton Commercial reports the following deal:

Dunton Commercial purchased the 112,808-square-foot retail center at 630-780 W. 84th Ave. in Thornton for $5.99 million. It’s the company’s first acquisition under its new ownership group. The retail center, anchored by a Save-A-Lot grocery store, was 63 percent occupied at time of sale. The off-market acquisition was referred to Dunton by CBRE broker Matthew Henrichs. Investors in the deal include Westside Investment Partners and clients of Dunton’s third-party property management business.

Newmark Knight Frank reports the following deals:

AVA Lawrence Street LLC purchased 2.44 acres at 1185 26th St. in Denver for $15 million, or $141.13 a square foot, from Root Residential LLC. Chris Cowan represented the seller.

Associated Materials LLC leased 26,160 industrial square feet at 14101 E. Otero Ave. in Englewood. Mike Wafer and Mike Wafer Jr. represented the tenant.

Precision Concrete Cutting leased 2,880 square feet at 745 Vallejo St. in Denver. Steven Fletcher represented the landlord.

Marcus & Millichap reports the following deals:

Magna Hospitality Group, acting as MHF Denver DT VI LLC, purchased 0.29 acres at 822 18th St. in Denver for $8 million from GSZ LLC, Lewin Properties LLC, Great Falls Family Limited Partnership LLLP and Ruth Ann West. Bob Kaplan and Brandon Kramer represented the seller. Staff at another Marcus & Millichap office represented the buyer.

Anchor Sixteenth LLC purchased the apartment complex at 11300 E. 16th Ave. in Aurora for $5.95 million from G&H Properties LLC, Mark Hassig, Bruce Morrison and Michael Fiscus. Clayton Primm represented the buyer and seller.

Rockport Storage LLC purchased the self-storage facility at 11905 E. 124th Ave. in Henderson for $4.7 million from James and Connie Godwin. Charles “Chico” LeClaire, Adam Schlosser and Thomas Parsons represented the seller.

Helios Partners LLC purchased the five-unit multifamily property at 1348 S. Sherman St. in Denver for $1.4 million from Charlotte F. Reed. Boomer Beatty and Peter Standley represented the buyer and seller.

116 Mott St Realty Corp purchased the Twenty Mile Mercantile retail/office building at 18551 Mainstreet in Parker for $6.1 million from Twenty Mile Mercantile LLC. Udeshi Real Estate Investments LLC purchased the 12-unit apartment building at 1432 Macon St. in Denver for $1.4 million from Macon 93 LLC. Sean Holamon represented both seller and buyer.

RBG LLC purchased the 2,118-square-foot retail building at 2715 Larimer St. in Denver for $785,000. Mark Williford and Adam Riddle represented the buyer.

HFF reports the following deal:

Josh Simon and Rob Rizzi arranged $75 million in financing for The Confluence, the 287-unit apartment tower at 1441 Little Raven St. in Denver owned by a partnership between National Real Estate Advisors, LLC (National), acting on behalf of a client, and PMRG, which recently merged with Madison Marquette. Loan proceeds are being used to retire existing construction debt.

Evergreen DevCo reports the following deal:

Evergreen DevCo, a retail and multifamily development with headquarters in Denver and Phoenix, has purchased 5.86 acres at the northeast corner of 144th Avenue and Washington Street in Thornton. The company plans to develop a shopping center called Dry Creek Commons. Construction is expected to begin in May.

Etkin Johnson Real Estate Partners reports the following deal:

Etkin Johnson Real Estate Partners has purchased 28.35 acres at the southwest corner of Chambers Road and Compark Boulevard, just north of E-470 within the Compark Business Park, in Parker. The firm plans to develop EDGE 470, a 334,000-square-foot Class A industrial/flex campus, on the site in two distinct phases. Phase I will include the development of two approximately 80,000-square-foot buildings on 12.8 acres and is expected to deliver in Q1 2020.

Denver SE Property LLC purchased 3699 S. Monaco Pkwy in Denver for $10.5 million from BRE Avalanche Property Owner LLC. TownPlace Suites by Marriott Denver Southeast operates at the site.

Hudson Apartments Denver LLC purchased the apartment complex at 7201 Leetsdale Drive in Denver for $32.45 million from Sage Brook Community LLC.
