Great Western Bank purchased 17,189 office square feet at 3650 E. 1st Ave. in Denver for $5.63 million from 4N LLC. Riki Hashimoto, Daniel Grooters and John Gustafson represented the seller.

M&R Productions Inc, Mechanical Contractors Association of Colorado, Colorado Association of Mechanical and Plumbing Contractors and Colorado Concern leased 8,701 office square feet at 1391 Speer Blvd. in Denver. Andrew Blaustein, Matthew Davidson and Josh Pons represented the tenant.

Factor Systems Inc expanded its office lease at 4400 Kittredge St. in Denver to 5,449 square feet. Sam DePizzol represented the tenant.

Beacon Hill Staffing Group LLC leased 2,580 office square feet at 7100 E. Belleview Ave. in Greenwood Village. Andrew Blaustein, Matthew Davidson and Josh Pons represented the tenant.

HFF reports the following deal:

A local private capital group managed by Basham & Associates purchased Church Ranch Office Building II at 10249 Church Ranch Way in Westminster for $12.5 million from 10170-10249 Church Ranch Way LLC. The building houses the western regional headquarters of retailer Staples. Jules Sherwood and Nate Perry represented the seller. Brandon Basham of Basham & Associates represented the buyer.

Pinnacle Real Estate Advisors reports the following deal:

Eight Point Properties LP purchased the eight-unit apartment building at 1432 Pennsylvania St. in Denver for $2.38 million from 1432 Pennsylvania Street LLC. Luke Salazar, Robert Lawson and Jim Knowlton represented the buyers.

346 29 LLC purchased the seven-unit apartment building at 1951 Upham St. in Lakewood for $1.15 million from Nicholas Smolkovich Revocable Trust. Josh Newell and Barton Thompson represented the buyer and seller.

Cadence Development purchased three acres at the northeast corner of Alameda and Airport for $1.63 million from Tollgate Properties LLC. Brian Bair and Nai Shames Makovsky’s Trent Rice represented the seller.
