Tennyson Street commercial building swaps hands for $1.7M

A building on Tennyson Street with tenants including a fitness studio and brewery has traded hands for $1.7 million, or $358 per square foot.

The 4,750-square-foot building at 4342 Tennyson St. sold to 540 Realty LLC for $1.7 million May 14, according to property records.

Jennifer Tamman, a broker with Re/Max Professionals, said she, her parents and two siblings bought the property together.

“My family and I live and work in the area and I love Tennyson Street,” Tamman said. “They’re building a lot here, which is both good and bad. We want to make sure we keep the character of the old.”

The seller of the building was 44th Partners LLC, which purchased the building in 1999 for $247,500, according to property records.

“We decided to sell it because we’re all getting older and planning our retirement,” said Daniel Jimenez, listing broker and member of the selling LLC. Jimenez said he also owns other properties on Tennyson Street and in the Highlands, but did not disclose the locations.

Current tenants of the building are Ohana Yoga and Barre and Blind Faith Brewing.

“It seemed to be successful businesses in there that seemed to be doing well,” Tamman said. “I liked that it had some of that original character that Tennyson is known for.”

Tamman said the new owners have no intention to change rent or other lease terms with current tenants.

“Our plan is to keep everything as is, and make the transition as easy as possible,” she said.
