Skinny restaurant building proposed for Jefferson Park commercial cluster

A small commercial district within Jefferson Park might get a bit of an extension.

MAG Builders submitted a site development plan to the city in April proposing a two-story commercial building on a tiny lot at 2917 W. 25th Ave.

The site, a block and a half from Federal Boulevard, is next to a cluster of businesses that includes 2914 Coffee, Italian eatery Sarto’s and retailer Fifth & Hudson Boutique. MAG hopes to lease the building to a restaurant.

MAG chief financial officer Mike Moylen said he and partner Mike Griger – MAG stands for Moylen and Griger – build between 30 and 50 homes a year. The company is constructing a dozen townhomes at 3134-3156 N. Federal Blvd.

The company bought 2917 W. 25th Ave. in September for $525,000 from the estate of Bernice Padilla, according to county records. At the time, there was a 605-square-foot home on the 0.07-acre parcel.

Moylen said he heard about the property from a real estate agent and thought it would be a good spot for a restaurant.

“It’s going to be a skinny restaurant, but there’s plenty of them in Denver,” he said.

The proposed building would be about 4,100 square feet, according to the plans, which still need city approval.

Moylen said the home was demolished a couple weeks ago, and he hopes to break ground by the end of the summer. He said he doesn’t have a specific restaurant in consideration for the space.
