Mayfair is getting a new row of townhomes.

DIRC Homes is planning 14 new townhomes dubbed Mayfair Row near Eighth Avenue and Fairfax Street. The homes will start at about $600,000, a price Your Castle Real Estate agent Julie Martines said will undercut other newly constructed homes in the neighborhood.

“The neighborhood is the No. 1 draw – it’s a central location with easy access to downtown,” she said. “And it’s affordable; homes to the north and to the south are higher priced.”

The property sits between two churches along Fairfax Street.

Plans show seven duplexes just south of the Friendship Baptist Church of Christ campus along Fairfax Street. The site also sits right across the street from the Christ the King Catholic Church and grade school.

Each of the 14 townhomes will run about 2,500 square feet with four bedrooms. The townhomes will include two-car garages and rooftop decks.

Construction is already underway, Martines said, and units should be finished in spring 2016. Martines said she expects buyers ranging from younger professionals to empty nesters.

“I’ve sold several homes for DIRC already and it’s been very diversified,” Martines said. “It’s people that just moved to the city and people that have been in the city for a long time, it could be a retired person or a person that works downtown or at the Tech Center.”

DIRC is the residential construction wing of commercial contractor Martines Palmeiro Construction, Martines said. The company lists about 15 other Denver-area residential projects on its website in addition to Mayfair Row.
