Philanthropic group moving office to top floor in RiNo

The Colorado Trust has faith in RiNo office space.

The private philanthropic foundation has leased 14,000 square feet — the entire eighth floor — at The Hub North, 3660 Blake St. That’s 9,000 fewer square feet than it occupies currently. 

“We have been unable to utilize the entirety of the current space due to layout constraints. We will be able to achieve a more efficient floor plan at The Hub North,” Colorado Trust spokesman Julian Kesner said in an email.

Currently located in 24,000 square feet at 1600 Sherman St. in Cap Hill, the Trust looked at a variety of properties “within a few miles,” for its new home.

“The Hub North offers amenities and outdoor spaces that we believe will align with our mission to advance the health and well-being of people living in Colorado,” Kesner said. “RiNo’s vibrant atmosphere was a significant draw for us, and we appreciated the convenience of being directly across the street from light rail.”

Amy Aldridge and Natalie Froland of Tributary Real Estate represented The Trust. The landlord was represented by JLL’s Jamie Roupp, Julie Rhoades and Maddy Stevenson. 

It’s the foundation’s only office in the state. The Trust expects to move in around early 2025.

Founded in 1985, The Trust funds and supports various charities and through 2022 had provided over $636 million to a wide variety of causes across Colorado, according to its website. Some examples include providing grant money for a Denver universal basic income experiment, funding a position at the Colorado Sun news outlet and supporting a Montbello community center that includes a grocery store. 

The group has a hybrid work policy and employs 26 people, per its annual report from last year. 

The Trust’s new building, Hub North, is eight stories and 111,000 square feet. It’s 75 percent leased after this signing, per CoStar. The building, completed in 2020, was completely vacant when it sold three years ago for $40 million. It secured its first tenant in 2022 when architecture firm KTGY leased the fifth floor. Last year, another floor was leased by Bitewell, which bills itself as a “food-as-medicine marketplace.”
