Deals of note:

ECB Saltbox LLC purchased 4800 Dahlia St. in Denver, a 101,788 square-foot, newly renovated warehouse in northeast Park Hill, for $13.5 million from WC Dahlia Street LLC. The property sits on 5.5 acres, was built in 1959 and was renovated in 2021. JLL brokers Rob Key and Larry Thiel worked the deal. 

Runt and Bro Laredo LLC purchased 1377-1397 Laredo St. and 16415 E. 14th Place in Aurora for slightly over $9 million from JTA Real Properties LLC, which will do a 1031 exchange to Florida. The portfolio consisted of three multifamily buildings, with a price of $115,500 per unit. Marc Lippitt, Phil Dankner, Justin Herman, Will McCauley and Elliott Polanchyck of Unique properties were the only brokers involved in the transaction.

Washington Village LLC purchased 4380-4394 S. Federal Blvd., a retail strip in Englewood, for $2.55 million from 4380 South Federal LLC. Tom Bevans of Antonoff & Co. Brokerage represented the buyer.

Unique Properties reports the following deals:

Ted’s Sheds purchased 13280 W. 43rd Drive, in Golden, a 11,240-square-foot warehouse, for $2.7 million from Baystone LLC. The building was constructed in 2000 and was purchased by the former tenant. Brett MacDougal and Michael DeSantis represented the seller.

A&G Holdings Ltd purchased 6271 Beach St., Units A and B, in Denver for $1.2 million from SDM Realty Group LLC. The contiguous units total 7,210 square feet, encompassing roughly 1,600 square feet of office space with the remainder warehouse space. Michael DeSantis and Brett MacDougall represented the buyer.

Super Group Inc purchased 1525 N. Williams St. in Denver for $850,000 from Air Safety Inc. Brett MacDougall, Michael DeSantis and Hudson Cramer represented the seller.

Henry Group Real Estate reports the following deal:

Holiday Motor Coach leased 11,880 industrial square feet at 7103 S. Dillon Court in Englewood. Montana Rae and CJ Toohey represented the landlord, Steve Faria. Ryder Fink of Madison Commercial represented the tenant. 

Malman Commercial Real Estate reports the following deal:

Sharp Expressions Relations LLC leased 4,215 industrial square feet at 3301 E. 42nd Ave. in Denver. Taylor Roy represented the landlord, Fireside Land Trust. 

Hoff & Leigh reports the following deals:

Tundra Performance leased 1,843 industrial square feet at 2175 Jasmine St., Suite 103, in Denver. Lisa Langiewicz and Michael Crawford represented the tenant. 

FurBubble LLC leased 1,500 industrial square feet at 2020 S. Cherokee St. in Denver. Lisa Langiewicz and Brandon Langiewicz represented the landlord, Elkco Properties. 

Fuller Real Estate reports the following deal:

Go Hamm LLC leased 870 retail square feet for $17 a square foot at 909 E. Colfax Ave. in Denver. Andrew Dodgen represented the landlord, Mountain Finance and Realty Company. Leigh Brown of Madison Commercial represented the tenant.

Deals from deeds:

Padilla Wadsworth LLC purchased 5066 S. Wadsworth Way in Littleton for $2.9 million from OLP Miller Lakewood JV LLC. 

HCA Healthone LLC purchased 1850 N. Williams St. in Denver for $1.95 million from Denver Medical Society.
