Planned Cherry Creek condo project adds retail, office space

Plans for a small condominium building in Cherry Creek have shifted.

Longtime friends Frank Penn and Dave Bracht now intend to incorporate retail and office space on the ground floor of the four-story project they’re planning to build at 325-329 Detroit St.

“The flight to quality in Cherry Creek is really happening … We can do some bespoke retail and some different stuff there,” Penn said.

The project is planned on 0.29 acres, which the pair bought for a combined $4 million in 2016 and 2022.Penn and Bracht originally planned for the building to be solely residential, with 15 units. They secured a needed rezoning last September.

The plan now, however, is to have nine condo units on the upper floors, with the average being about 2,600 square feet. There would be three retail suites straddling the building’s lobby along the street, each about 600 square feet. Tucked behind them would be the two office suites — one about 1,800 square feet and the other about 1,100.

Penn said the plan is to retain ownership of the office and retail suites and lease them to tenants. Groundbreaking is still likely at least a year away, he said.
