DHA picks developer to build housing on Golden Triangle site

The Denver Housing Authority has selected a developer to pick housing on a site the organization owns in the Golden Triangle neighborhood.

DHA said Monday that Minneapolis-based Sherman Associates plans to build a 132-unit project at 1101-1139 Delaware St.

Eighty of the units will offer supporting housing services provided by Family Tree Inc. for individuals and families transitioning out of homelessness, the organizations said. The remaining 52 units will be reserved for those making up to 60 percent of the area median income.

Sherman has hired KTGY Architects. Palace Construction will serve as general contractor. The project could break ground as soon as spring 2025.

DHA bought the 0.65-acre site in 2021 for a combined $5.85 million, records show. There are two buildings there now: a green two-story office building used by Mathias Lock and Key at 1123 Delaware St. and a three-story office building with 9HealthFair branding at 1139 Delaware St.

DHA issued a request for qualifications seeking a developer in April, saying it wanted to ground lease the property.

DHA sometimes develops projects itself, but the organization acquired the Golden Triangle site with funds from the DHA Delivers for Denver (D3) Bond Program. That program requires DHA to partner with developers to build and operate the projects it funds.

The Golden Triangle has been a hotspot for major multifamily redevelopment in recent years. Denver-based Summit Capital Venture Group and New York-based Rockefeller Group are building a 13-story apartment complex across the street from the site.

Sherman Associates has developed numerous apartment complexes and some hotel and other commercial projects, according to its website. It has completed at least two local projects: the 50-unit “Phoenix on the Fax” apartment building at 7171 E. Colfax Ave. in Denver, and the 255-unit Ascent Apartments in Westminster.

In late 2021, a Sherman affiliate paid $18 million for a 134-acre undeveloped site in Aurora near Denver International Airport.
