JT4Properties LLC purchased the 22,459-square-foot industrial building at 5095 Peoria St. in Denver for $2.53 million from The Orville Group LLC. Matt Ritter and Arthur Snowhite represented the buyer.

Fuller Real Estate reports the following deals:

NexMetro Development LLC purchased two parcels of land, one 13.6 acres and one 12.8 acres, at 123rd Avenue and Washington St. in Thornton for $4.15 million and $3.91 million, respectively. The sellers were Thornton 11 LLC and Bravada/Washington Center LLC. The buyer plans to build single-family homes for rent. Bob Leino and Andrew Dodgen represented the sellers.

Emergin Development LLC purchased a quarter-acre parcel at 7575 W. 1st Ave. in Lakewood for $280,000 from Douglas Mayeda. Tanner Fanello, Brian Baker and Luke Magliano represented the seller.

Cantella & Co. leased 1,075 square feet at 8341 S. Sangre de Cristo Road in Littleton. Paul Roberts represented the landlord.
