Deals of note:

California-based Epp & Sons Inc. purchased the 36-unit, 47,330-square-foot One19 Cherry Creek apartment building at 119 S. Harrison St. for $23.05 million from Ready Capital. Andy Hellman, Justin Hunt, Eril Toll and Brad Schlafer of CBRE represented the seller.

John Beeble, the Jennifer Johnson Living Trust, Reem Kabouk Trust and RS Tree Holdings LLC purchased a 17-unit, 9,936-square-foot apartment building at 1335 N. Gaylord St. in Denver for $3.88 million from Triple J Denver Property Gaylord LLC. This was NorthPeak Commercial Advisors’ fifth transaction with the buyer, represented by Greg Johnson and Conner Piretti, and the 14th deal with the seller, represented by Joe Hornstein and Scott Fetter.

JS Choi 2024 LLC purchased small retail buildings at 4005 Morrison Road in Denver for $3.2 million from THKJ One Inc. 

NorthPeak Commercial Advisors reports the following deals:

Copper Gold FRH LLC purchased a 14-unit, 4,464-square-foot apartment building at 510 24th St. in Golden for $2.7 million from Copper Gold LLC. Joe Hornstein and Scott Fetter worked both sides of the deal.

307 Main Street Nominee Trust purchased a four-unit, 4,425-square-foot apartment building at 1025 N Clarkson St. in Denver for $1.15 million from 1025 Clarkson Street LLC. Hunter Schaefer and Jack Sherman worked both sides of the deal.

Unique Properties reports the following deal

Next Level Moves LLC purchased a 3,141 square foot industrial/flex property at 2950 S. Fox St. in Englewood for $1.45 million from Shark Enterprises LLC. The property was remodeled before the deal and will be the new home of Studio 4D, Inc, a multifamily interior designer. Brad Gilpin represented the seller. Craig Myles of Pinnacle Real Estate represented the buyer. 

Pinnacle Real Estate Advisors reports the following deal:

GS Auto Body LLC purchased 3830 Morrison Road, a 5,060-square-foot retail building in Denver, for $1.2 million from the estate of Gisela Ingrid Deffert. The property had been in the family since the 1960s. Peter Sengelmann represented the seller. 

Fuller Real Estate reports the following deals:

Secure Attachment Initiative leased 3,294 office square feet for $12.48 a foot at 363 S. Harlan St. in Lakewood. Paul Roberts represented the tenant. Travis Wanger and Alex Scott represented the landlord, Harlan NP Center LLC.

Spa in the City LLC leased 3,000 retail square feet for $19.90 a foot at 136 Kalamath St. in Denver. Andrew Dodgen represented the landlord, Lundstrom Family Trust. 

Mountainside Bakery leased 1,842 retail square feet for $16.75 a foot at 32156 Castle Court in Evergreen. John Becker represented the landlord, Edric Management. Brittany Boudreau of Market Real Estate represented the tenant.

AI Associates leased 993 office square feet for $21.54 a foot at 8500 W. Bowles Ave. in Littleton. Mike Haley and John Becker represented the landlord, Miller 8500 W Bowles Inc. Rich Oterstetter of Crosbie Real Estate represented the tenant. 

SHADE Denver leased 836 office square feet for $18.25 a foot at 2250 S. Oneida St. in Denver’s Highline Canal Office Building. Travis Wanger and Alex Scott represented the landlord, Colorado Cheese Company.

2250 N Clarkson Apartments LLC purchased 2250 N. Clarkson St. in Denver for $2.55 million from Clarkson Denver LLC. 

995 Corona Apartments LLC purchased 995 N. Corona St. in Denver for $2.26 million from Lincoln Robin Project LLC. 

Locker Partners LLC purchased 1111 W. Exposition Ave. in Denver for $1.49 million from Locker Partners LLC.

Furuta Fox LLC purchased 1435 Wazee St., Suite 103 in LoDo for $834,000 from King Holdings 1 LLC.
