Deals of note:

Landsea Homes Corp., a publicly traded residential homebuilder, leased 10,652 square feet at 11080 Circle Point Road Suite 340 in Westminster to serve as the company’s Colorado division headquarters. The space can accommodate up to 60 employees, though only 21 will move in for now. Bill Woodward of Skye Commercial represented Landsea.  

The City and County of Denver purchased 4964 N. Pearl St. and 624 E. 50th St. in Globeville, Denver for $2.15 million from Globeville Redevelopment Partners LLC. These parcels, along with the neighboring 4995 Washington St., will be the future site of 170 income-restricted apartments, along with a new library branch. 

4140 E Quincy LLC purchased 2.3 acres at 4140 E. Quincy Ave. in Cherry Hills Village for $4.9 million from 4140 E Quincy Ave LLC. The land last sold for $3.33 million four years ago, public records show. 

Lincoln Property Company reports the following deals

JT Enterprises Ltd purchased 6,080 square feet at 3100 Commerce Court in Castle Rock for $2.17 million from Royal Castle Rock SIP LLC. Mark Dwyer represented the seller.

Denver Modern leased 42,096 industrial square feet at 9300 E. 46th Place in Denver. Mark Dwyer represented the tenant.

Jacob’s Entertainment leased 10,644 office square feet at 165 S. Union Blvd. in Lakewood. Andrew Piepgras and Peter Thomas represented the landlord. 

Centennial State Drywall leased 6,000 square feet at 12411 E. 37th Ave. in Denver. Sam Slaton and Mark Dwyer represented the landlord. 

Essex Financial Services leased 5,970 office square feet at 2000 S. Colorado Blvd. in Denver. Andrew Piepgras, Peter Thomas and Scott Caldwell represented the landlord. 

Teren Inc. leased 3,119 office square feet at 165 S. Union Blvd. in Lakewood. Andrew Piepgras and Peter Thomas represented the landlord. 

Altitude Family Law leased 2,173 square feet at 5808 S. Rapp St. in Littleton. Mark Dwyer and Andrew Piepgras represented the landlord. 

Okreek Oil & Gas leased 1,610 office square feet at 475 17th St. in Denver. Andrew Piepgras, Peter Thomas and Scott Caldwell represented the landlord. 

GMP Productions leased 1,286 square feet at 6851 S. Holly Circle in Englewood. Andrew Piepgras represented the landlord. 

BAM Advisory Group leased 882 office square feet at 165 S. Union Blvd. in Lakewood. Andrew Piepgras and Peter Thomas represented the landlord. 

MJM Psychological Services leased 540 square feet at 5808 S. Rapp St. in Littleton. Mark Dwyer and Andrew Piepgras represented the landlord. 

Antonoff & Co Brokerage reports the following deal:

Tasty Pots, a Taiwanese Hot Pot, purchased $280,000 in equipment assets from Loca Kitchens LLC for their second location. Their current location is at 6330 S. Parker Road in Aurora. Louis Lee brokered the deal. 

Axio Commercial Real Estate reports the following deals:

CTRestaurant LLC dba Champagne Tiger leased 3,684 restaurant square feet at 601 E. Colfax Ave. in Denver. Brian Frank of Axio Commercial Real Estate represented the tenant. Ken Himmel and Shawn Peel of David, Hicks & Lampert Brokerage represented the landlord.

Banh Mi & U LLC leased 1,652 square feet at the Southgate Shopping Center, 6854 S. Yosemite St., in Centennial. David Schneider represented the landlord. Lexie Rhodes of Panorama Commercial Group represented the tenant.

T Square One LLC purchased a gas station and convenience store on the corner of E. Kentucky Drive and S. Havana St. at 897 S. Havana St. for $3.69 million from Mitrah Investments & Holdings LLC. 

1326 Corona Street LLC purchased 1326 N. Corona St. for $2.24 million from Petra Properties LLC.

QB Inverness Group LLC purchased 88 Inverness Circle E. #J101-J104 in Englewood for $1.13 million from Indigo Holdings LLC.
