Council approves Park Hill Golf Course land swap deal

The Denver City Council has signed off on Denver’s plan to swap land for the Park Hill Golf Course.

The council voted unanimously Monday afternoon to exchange 145 acres south of Denver International Airport for the 155-acre former golf course along Colorado Boulevard.

The deal, which Mayor Mike Johnston announced in January, is with Glendale-based Westside Investment Partners, which bought the former golf course in mid-2019 for $24 million. Golf operations ceased at the end of 2018.

Westside wanted to build. The property is encumbered by a conservation easement put in place in the 1990s that restricts its use to a golf course. Denver voters rejected the company’s efforts to have the easement lifted.

Denver plans to turn the site into a city park. The council will vote in June on a rezoning that would allow that use.

The land Westside will receive is along 56th Avenue near Powhaton Road in Adams County. Westside has other property holdings in the area. Lisa Lumley, Denver’s director of real estate, previously said both the Park Hill and Adams County properties have been appraised at $12.76 million.

The swap deal is set to close this fall, although Denver expects to allow some public access to the former golf property this summer. Because the city owns the easement, it will go away once the city owns the land, Lumley said.
