KO Law moves office two years after buying property

A local business law firm has bought and moved into its own Denver office building after doing the same thing in Boulder five years ago.

KO Law moved its office to 745 N. Sherman St. last month from downtown, where it had been operating from the Denver Place building at 999 18th St.

“It was just a confluence of factors that was: lease was coming up, this building was available, we wanted to have someplace that was more inviting for people to come into work where they didn’t have to take two elevators to get to their office,” said Jon Taylor, managing partner with KO Law.

The new office on the edge of Cap Hill and the Golden Triangle spans 8,000 square feet across two floors. KO Law purchased the property in July 2022 for $2.28 million, or $285 a foot, records show.

“We kind of looked all around town, and it was important for us to be in an area that was easy to access,” Taylor said. “And so this is great being right off Speer. It’s easy for people to get to. We wanted it to be walkable.”

Taylor declined to disclose the cost of renovations. But a commercial construction permit approved by the city valued the work at $1.9 million. 

When KO bought the space, it was a dated red-brick building. The exterior now sports a jet-black and bright-white facade.

Taylor hopes the new space will help more folks to come to the office. He said the firm encourages employees to come in at least three days a week. 

The business had previously been in 6,000 square feet. The new location is “optimized” for many smaller offices with windows, all roughly the same size — a reflection of the business’ “non-hierarchical” structure, Taylor said. A conference room on the building’s first floor fits upwards of 50 people, enough so that the firm’s 30 attorneys and 10 paralegals can be in one room. 

“We have room for growth,” Taylor said. “We’ve got a couple open positions right now; we kind of grow organically. So, one or two new attorneys per year, and we’ll probably just keep continuing to do that.”

KO also has an office it bought and remodeled in Boulder at 2475 Broadway.

The firm was founded in 2003. Its name once referred to two partners, but the firm now goes solely by the acronym given that it now has 10 partners. Clients include Great Divide Brewing, Boulder Brands and the Boulder Food Group.

The firm doesn’t spend time in the courtroom. Instead, it specializes in helping businesses in their boardrooms. 

KO is organized into three divisions. The first two are corporate and commercial transaction law. The former is primarily for venture-capital-backed firms seeking financing or in the midst of an acquisition or a merger. The latter is for more “day-to-day business agreements,” such as licensing and development matters. The firm recently added another area of practice in data privacy and security law, which consists of helping mostly bigger corporations stay in compliance as they collect large amounts of personal/customer data. 

About 60% of its clients are based in Colorado, said Taylor, who is also barred in California and North Carolina. The 50-year-old lawyer grew up in Loveland and attended the University of Colorado Boulder before getting his law degree from Duke University. He joined KO in 2005.

“I started practicing in Colorado in 1999. And we’ve just been a part of the Denver business community — in particular, the venture-capital community — since that time and have sort of grown with that industry in Colorado,” Taylor said.
