Convenience store proposed for south Denver industrial site

A development firm has proposed a gas station and convenience store on the site of an industrial building in southern Denver.

Greenwood Village-based Cadence Capital Investors submitted plans to the city last month proposing a 4,853-square-foot convenience store with six fuel pumps at 1205 W. Evans Ave.

Cadence didn’t respond to requests for comment.

The 2.04-acre lot has a 46,522-square-foot industrial building on it, most recently used for a marijuana grow operation. The property is currently listed for sale, along with a 0.23-acre parcel to the north, for $4.7 million, according to LoopNet.

The current owner, The Training Fields Ltd., paid $3 million for the two parcels in January 2020, records show. The site is just south of Ruby Hill Park.

Cadence has developed multiple retail buildings in the Denver area. The company’s holdings also include the former Hanson’s restaurant building in Platt Park.
