The Corsican Apartments sold for $31M.

Deals of note:

  • 1330 Gaylord Street LLC purchased the 82-unit Corsican Apartments at 1330 Gaylord St. in Denver for $31 million from Globe-RSH LLC and other entities. It’s the first time the building completed in 1968 has sold. Justin Hunt, Andy Hellman, Erik Toll, Chris Hart and Jessica Graham represented the seller.
  • A joint venture between Dunton Commercial LLC and Centre Point Properties purchased 98,975 retail square feet at Westminster Plaza at 7353 Federal Blvd. in Westminster for $20.1 million from Suso 4 Westminster LP. Tenants include Vasa Fitness, Chipotle and Rent-A-Center.
  • PK Hospitality LLC purchased 6805 N. Argonne St. in Denver for $13.5 million from Menifee Mart LLC and Excel Denver LLC.
  • CBRE reports the following deals:

Xcel Energy purchased 10 acres within the HighPoint Elevated industrial park at the southeast corner of 64th Avenue and E-470 in Aurora for $2.7 million from Hyde Development and Mortenson. Hyde and Mortenson will construct a 40,000-square-foot facility for Xcely with approximately five acres of yard space. Daniel Close, Todd Witty, Tyler Carner, Jeremy Ballenger and Jessica Ostermick represented the seller.

Dunton Commercial reports the following deal:

A joint venture between Dunton Commercial LLC and Centre Point Properties purchased 98,975 retail square feet at Westminster Plaza at 7353 Federal Blvd. in Westminster for $20.1 million from Suso 4 Westminster LP. Tenants include Vasa Fitness, Chipotle and Rent-A-Center.

NAI Shames Makovsky reports the following deals:

Benjamin Weinstein purchased 7,200 retail square feet at 2124-2134 Larimer St. in Denver for $4.175 million from MDK Larimer LLC. Todd Snyder represented the seller.

Allman & Mitzner LLC leased 1,500 office square feet at 4500 Cherry Creek Drive South, Suite 404, in Glendale. Trent Rice represented the tenant.

Cledara Inc leased 10,712 office square feet at 1675 Larimer St., Suite 700, in Denver. Trent Rice represented the tenant.

Thomas Keel & Laird LLC leased 2,939 office square feet at 950 S. Cherry St., Suite 312, in Denver. Trent Rice represented the tenant.

Transwestern reports the following deal:

Denver Community Church purchased a 10,000-square-foot gym at 333 Zuni St. and land at 375 Zuni St. for $3.775 million from a joint venture of Oxi Fresh Franchising Company Inc. and BE Properties Corp. Kevin McKinnon and Craig Paton represented the buyer. Jeffrey Wood, Monica Wiley, and Colton Reimer represented the seller.

Lee & Associates reports the following deal:

Wheeling Holdings LLC purchased 17,044 industrial square feet on 2.1 acres at 3788 Wheeling St. in Aurora for $3.479 million from Richard Jacobson. JR Blitzer and Matt Nora represented the buyer. PJ Farrell of Denver Realty Group was the referring broker.

Pinnacle Real Estate Advisors reports the following deals:

Caram Commercial Group LLC purchased 30,454 office square feet at 12191 W. 64th Ave. in Arvada for $2.645 million from Arvada Executive Offices LLC. Jamie Mitchell and Paul Nora represented both buyer and seller.

Albrook Partners LLC purchased 5,000 industrial/flex square feet at 2201 S. Kalamath St. in Denver for $680,000 from Thomas Yang. Jamie Mitchell and Paul Nora represented both buyer and seller.

Fuller Real Estate reports the following deal:

Deems Legacy LLC purchased 6,742 retail square feet at 14651 E. Colfax Ave. in AUrora for $2.4 million from Astro Realty LLC. David Gagliano represented the seller. Chase Christiansen of Cushman & Wakefield represented the buyer.

NavPoint Real Estate Group reports the following deals:

Veterinary Dentistry Real Property Holdings LLC purchased 5,634 retail/office square feet at 9600 E. Peakview Ave. in Greenwood Village for $1.82 million from Lap Development-Design LLC. Matt Call and Mike Quinlan represented the seller. Brad Sheasby of CARR Healthcare Realty represented the buyer.

Hatuey Alix Laraque – Two Elk leased 2,174 retail square feet at 9171-9779 W. Coal Mine Ave., Suite T, in Littleton. Brent Ham and Mike Quinlan represented the landlord.

Remington Construction leased 173 office square feet at 512 Wilcox Street, Suite A, in Castle Rock. Jordan Burgess represented the landlord.

John Propp Commercial Group reports the following deal:

13131 W Alameda LLC purchased 6,717 office square feet at 13131 W. Alameda Ave. in Lakewood for $1.595 million from Duryea Office Building LLC. The buyer plans to occupy a majority of the building to convert the space to an infant-only daycare. Joshua Cohen represented the seller.

Axio Commercial Real Estate reports the following deals:

Heyse Real Estate LLC purchased a 2,652-square-foot office condo at 2373 N. Central Park Blvd., Unit 203, in Denver for $1.025 million from DDS&K LLC was the seller. David Schneider and John Livaditis represented the seller. Dan Gleissner of CARR represented the buyer.

RAD Power Bikes leased 8,820 square feet at York Street Yards at 3821-3893 Steele St. in Denver. John Livaditis and Brian Frank represented the tenant. Whitney Hake of Transwestern represented the landlord.

Chile Con Quesadilla leased 1,110 retail square feet at 227 N. Main St. in Brighton. Brian Frank represented the tenant.

ChiroPatrick Denver leased 550 retail square feet at 1060 Bannock St. in Denver. John Livaditis represented the landlord.

VRA Investments LLC purchased 5.73 acres at the northwest corner of Lincoln and Pine in Parker for $870,000 from Rudy & Painter. Tom Kaufman represented the seller.

Russ NM LLC purchased 2.47 acres at 6901 N. Franklin Ave. in Loveland for $537,966 from Omega-lo Properties LTD. Tom Kaufman represented the seller.

Russ NM LLC purchased 350, 400 and 550 W.71st St. and two vacant lots in Loveland for $871,200 from Drake Living Trust & N’Lore. Tom Kaufman represented the seller.

Revhard Motors leased 10,000 square feet at 4840 Broadway in Denver. Charles Nusbaum represented the landlord.
