CBRE reports the following deals:

Grant Co Partners LLC, affiliated with Atlanta-based Cortland, purchased the 197-unit Modera Cap Hill apartment complex at 1200 Grant St. in Denver for $84.25 million from Mill Creek Residential. Dan Woodward, David Potarf, Matt Barnett and Jake Young represented the seller.

Stardust Apartments LLC purchased the 17-unit Stardust Apartments at 1121 N. Ogden St. in Denver for $4 million from JH_Properties LLC. Robert Bratley represented the buyer.

Newmark reports the following deal:

Orion Real Estate Partners purchased the 157-unit 52nd Marketplace apartment complex at 7797 W. 52nd Ave. in Arvada for $36 million from The Bascom Group. Andy Hellman, Justin Hunt, Terrance Hunt, Shane Ozment, Amanda Meldrum, Katie Hufnagel and Craig Ratterman represented the seller.

Fuller Real Estate reports the following deals:

Trails LLC purchased 291 acres known as Smoky Hill Trail Estates east of Parker for $4.02 million from Smoky Hill Trail Estates LLC. Bob Leino represented the seller. Cary Clark represented the buyer.

GRNT Holdings LLC purchased two office/flex condos at 13301 W. 43rd Drive, Units 1 and 2, in Golden for $675,000 from Reeve Holdings LLC. David Gagliano represented the seller. Stephen Serenyi of Colliers represented the buyer.

Light Lounge leased 2,552 square feet at 10146 W. San Juan Way in Littleton. Mike Haley and John Becker represented the landlord. Ellory Read of Benchmark Commercial represented the tenant.

KCG Drug & Alcohol Solutions leased 975 office square feet at 2175 S. Jasmine St. in Denver. Travis Wanger and Alex Scott represented the landlord.

Upham Park 19 LLC purchased 15 multifamily units at 1950-1960 Upham St. in Lakewood for $3.35 million from 1950-1960 Upham LLC. Robert Lawson represented the seller. Andrew Monette represented the buyer.

John Propp Commercial Group reports the following deal:

RMTN Properties LLC purchased the 18,492-square-foot office building at 11175 E. Mississippi Ave. in Aurora for $2.37 million from SPG Inc. Jeremiah G. Maupin represented the seller. Joshua Cohen represented the buyer.

Marcus & Millichap reports the following deal:

435 Milwaukee LLC purchased 0.19 acres at 435-441 Milwaukee St. in Denver for $2.13 million from Brian Windle. Reid Phillips represented the buyer, who plans to build a duplex.

TSCPartners LLC purchased the 14,000-square-foot storage facility at 1401 W. Radcliffe Ave. in Englewood for $1.95 million from 13 & 14 LLC. Earl Duffy and Greg Knott represented both buyer and seller.
