Plans call for demolition, two new structures along Clayton in Cherry Creek

Broe Real Estate Group wants to redevelop the block it calls home in Cherry Creek.

The company, which is based at 252 Clayton St. and owns the bulk of the east side of that block, wants to demolish several structures to make way for two new office buildings.

Broe’s plans were laid out late last month when Beck Architecture, acting on behalf of the company, submitted an early-stage development proposal, known as a “project concept,” to the city.

The plans show that Broe wants to demolish the existing two-story structures at 200 and 210 Clayton St., and build an eight-story structure with 5,600 square feet of ground-floor retail space and 67,800 square feet of office space above that.

Broe would leave the adjacent four-story structure it owns at 216 Clayton St., according to the plans. But it would demolish the two-story parking garage it owns to the north of that, and build another seven-story structure with 3,000 square feet of ground-floor retail space and 31,890 square feet of office space.

Above- and below-ground parking for the two sites would be a combined 297 spaces. The plans estimate the total project cost at $35 million. In all, about 0.62 acres would be redeveloped.

Broe’s current home, the office building at 252 Clayton, would remain as is.

“The 300 employees of the Broe Group and its affiliates will continue to call Cherry Creek home and this redevelopment provides for needed future company growth,” Broe CEO Doug Wells said in a statement. “In addition to housing our Colorado-based headquarters, we will also entertain external tenants for the project as available space is determined.”

Wells said Broe hopes to finalize final design of the project within the next year.

Broe’s development portfolio includes the 32-story Country Club Towers II and III, completed in 2017 in Denver’s Wash Park.
