39 apartments planned for West Highland lot

A three-story apartment building will replace a single-family home on a corner lot along 38th Avenue.

The 39-unit building at 5000 W. 38th Ave., at the intersection with Yates Street, will primarily consist of studios and one bedrooms, said John Zakhem, managing partner of Denver-based Zakhem Real Estate.

Jeff Hermanson, founder and CEO of Denver-based Larimer Associates, is a partner on the project. Hermanson purchased the 0.35-acre lot for $350,000 in November 2005, according to property records.

“We liked the neighborhood a lot, and Jeff has owned the land for a long time,” Zakhem said.

The home that had been onsite has been demolished. Zakhem said construction will begin in coming weeks, with delivery of the building expected in early 2019.

Zakhem Real Estate recently completed Barrel Lofts, a 32-unit apartment project at 3616 Tejon St. in LoHi. The first residents, paying rents starting at $1,400, moved in earlier this month.

Zakhem said the project’s ground-floor retail space is leased to Mythology Distillery, which will open this summer.

Zakhem Real Estate also is preparing to move its own office within Capitol Hill in the coming weeks, from 660 N. Logan St. to the Brind Mansion at 825 N. Logan St.
