Commercial real estate deals in the Denver area

The Denver Business Center at 11605 E. 55th Ave. was one of eight Denver-area industrial buildings totaling about 1.3 million square feet that sold for about $252 million.

1. Stockbridge purchased eight Denver-area industrial buildings totaling about 1.3 million square feet for about $252 million from Link Logistics Real Estate. The sale is Colorado’s third-largest industrial disposition on record by sales price and fourth largest by total square feet. Included in the sale were Table Mountain Commerce Center at 16163 W. 45th Drive; West 53rd Place at 445 W. 53rd Place; Leyden I at 4735-4795 Leyden St.; Leyden II at 4725 Leyden St.; Denver Business Center 5 at 11175 E. 55th Ave.; Denver Business Center at 11605 E. 55th Ave.; Moline Distribution Center at 4865 Moline St. and Moncrieff Distribution Center at 14303 E. Moncrieff Place. Jim Bolt, Tyler Carner, Jeremy Ballenger and Jessica Ostermick of CBRE represented the seller.

2. JNS Architecture + Interior Design purchased its 3,567-square-foot office suite in the Seed Building at 1600 Wynkoop St. in Denver for $1.8 million from Sixteen Hundred Wynkoop Ltd., which continues to own the rest of the building’s office space. JNS has occupied the space since 2012.

3. La Rola Colombian Kitchen leased 1,647 restaurant square feet at The Shops at Riverbend at 5350 S. Santa Fe Drive in Littleton. The restaurant is moving from Zeppelin Station. Todd Brown and Jessica Smith represented the tenant. John Livaditis and Brian Frank of Axio Commercial Real Estate represented the landlord.

Berkadia reports the following deal:

Ideal Capital Group purchased the 64-unit MOTO Apartments building at 820 Sherman St. in Denver for $30 million. Nick Steele, John Laratta, Tyler King and Nate Moyer represented the seller.

Unique Properties reports the following deals:

Dove Valley Industrial Owner LLC purchased 4.67 acres at Lots 1-6, Block 1, Dove Valley V, Filing No. 13 for $9.2 million from Dove Valley Business Park Associates Ltd. Jerry Kempf represented the seller.

Primoris Services Corp. purchased 21.47 acres at 7980 S. Fairplay St. in Englewood for $4.6 million from Dove Valley Business Park Associates Ltd. Jerry Kempf represented the seller.

NorthPeak Commercial Advisors reports the following deal:

2936-2938 West 42nd Ave LLC purchased 13 multifamily units at 1220-1226 N. Pearl St. in Denver for $3 million from Triple J Holdings LLC and Filippo D’Amato. Joe Hornstein and Scott Fetter represented the seller. Matt Lewallen and Kevin Calame represented the buyer.

Pinnacle Real Estate Advisors reports the following deal:

BPD Holdings LLC purchased 11,400 retail square feet at 4361-4399 S. Broadway in Englewood for $2.3 million. Greg Titus and Eric Shaw represented the buyer.

Fuller Real Estate reports the following deals:

Yosemite 3535 LLC purchased the 8,712-square-foot restaurant building at 3535 S. Yosemite St. in Denver for $2.1 million from G&T Enterprises LLC. Andrew Dodgen and Bob Leino represented the seller. Mark Valente of Sanborn & Co. represented the buyer.

Sundog One Holdings LLC purchased the 1,630-square-foot office condo at 1501 W. Campus Drive, Unit M, in Littleton for $460,000 from Campus Drive Holdings LLC. Mike Haley and John Becker represented the seller. Eric Nesbitt of Keller Williams represented the buyer.

Madison Commercial Properties reports the following deals:

Spice Room Indian Concept LLC purchased 5,578 restaurant square feet at 3100 E. Colfax Ave. in Denver for $2 million from an out-of-state family trust. Brandon Gouker and Brian Costello represented the buyer. Shawn Sanborn and Nick Gotelaere of Sanborn & Co. represented the seller.

Elevated Eyecare PC leased 4,188 medical office square feet at Northfield Medical Pavilion at 4660 N. Yosemite St. in Denver. Jessica Smith represented the tenant. Abby Bartolotta and Darren Trimble of JLL represented the landlord.

Brockman Commercial Group reports the following deal:

E&N Tennyson Collaborative LLC and Walker Property Investments LLC purchased the 6,402-square-foot lot at 4329 Tennyson St. in Denver for $1.2 million from LG3 Holdings LLC. Justin Brockman and Chris Student represented the seller.

Column Commercial Partners reports the following deal:

Carbon America subleased 15,448 office square feet at Building #26, 1819 Denver West Drive, Suite 300, in Lakewood. Erica Kalhoefer represented the subtenant. Ken Brown of Cushman & Wakefield represented the sublandlord.

Impact Commercial Real Estate reports the following deal:

Steri-Clean leased 1,488 flex/industrial square feet at 11480 N. Cherokee St. in Northglenn. Heather Taylor represented the landlord.
