Koelbel exploring apartments, sale of Brighton Boulevard property

RiNo’s growing list of new apartment buildings might soon get a bit longer.

Denver developer Koelbel & Co. submitted plans Friday for a 12-story, 429-unit apartment building at 3400 Brighton Blvd., next door to the Source Hotel. 

The company may not be the one that builds it.

“While we’re committed to moving the project forward, we haven’t yet made a final decision on whether we’ll develop it ourselves or sell it to another group to take on the build,” said Dean Koelbel, an executive at the family real estate firm that is on its third generation.

The plans call for two towers built atop a parking structure with 483 spaces. They would form a “broad V-shape” that “communicates” with the eye-catching architecture of the adjacent Source property. Retail and restaurant space spanning 10,400 square feet would be built on the ground floor along Brighton. A 25,000-square-foot “amenity terrace” with a pool would go on the fourth floor.

“The property is currently for sale at an undisclosed price, and we’re exploring all options as we evaluate the best path forward,” Koelbel added in a statement.

The roughly 2.2-acre property was purchased in parts and is home to a smattering of different industrial buildings that appear mostly vacant. The main chunk of the land has been owned by longtime RiNo land investor Larry Burgess for decades. Public records show Koelbel received an interest in the property in September 2020. Koelbel then acquired an additional portion of the development site in May 2022 for $2.4 million, records show.

Koelbel & Co. does a little bit of everything. It’s building office space for defense workers by the Buckley Space Force Base, previously constructed the Catalyst office building at 3513 Brighton Blvd. in RiNo and has erected numerous housing and retail developments around the metro area.

The remainder of the Brighton Boulevard block where the company is exploring a development is owned by three different entities. One of those is Andrew Katz; he’s been trying to construct a 12-story, 84-unit apartment building on his roughly 0.3-acre parcel at 3495 Wynkoop St. for the past four years.
