Deals of note:
Quebec Square 25 LP purchased a 150,000-square-foot retail center on 13.5 acres at 7306 E. 36th Ave. in Denver for $56.67 million from Alto Quebec Square LP. The site, just off I-70, is home to national retailers PetSmart, Office Depot and Ross Dress for Less.
Baseline – the 1,100-acre McWhinney master-planned community in Broomfield – recently celebrated the official opening of its newest 238-unit multifamily asset, Inkwell Apartments. Pre-leasing began earlier this year, and first resident move-ins are set to begin this month.
Fairfax Industrial LLC purchased a vacant 16,574-square-foot industrial property at 5715 Fairfax St. in Commerce City for $2.05 million from the Ann C Shannon Trust. The buyer was represented by Darrin Revious of Pinnacle Real Estate Advisors. The seller was represented by Bill Reilly of SVN. The new owner will lease it through Resolute Real Estate, which is associated with the new ownership.
Kaufman Hagan Commercial Real Estate reports the following deal:
Vareco 2770 California LLC purchased a 53-unit apartment property at 2770 California St. in Denver along with nearby 10 and six unit apartment buildings at 820-838 28th St. and 621-623 28th St. for $6.1 million from the Epworth Housing Foundation. Brandon Kaufman and Teal Hagan brokered the transaction.
Molchan Realty Holdings LLC purchased a 6,804-square-foot building at 4055 S. Broadway in Englewood for $1 million from JM Properties Inc. Ellen Cummings and Marin Dornseif represented the seller. Jason Ruscio of the Avant Group represented the buyer.

Hilltop Apartments LLC purchased a 16-unit apartment property at 9885 W. 21st Ave. in Lakewood for $3.15 million from 9885 W 21St Ave LLC. Luke Salazar, Robert Lawson and Jim Knowlton brokered the deal.
Eric Weins purchased a vacant 9,782-square-foot office building at 7651 W. 41st Ave. in Wheat Ridge for $825,000 from Thomas and Susan Yang and Chua Gim Land Yu. David Barocas and Andy Monette brokered the deal.
CW Real Estate Partners reports the following deal:
Ascent 2186 LLC purchased a 16,050-square-foot office property at 2186 S. Holly St. in Denver for $1.65 million from Hilldale Holdings LLC. The property was constructed in 1964 and renovated in 2006; it was 96% occupied at the time of the sale with a mix of small office users. Brandon Paxton of BRD Commercial Group represented the seller. Chris Wiedenmayer represented the buyer.

Farmers Insurance – Cizdy Garcia Agency purchased a 1,035-square-foot office building at 157 Kalamath St. in Denver for $470,000 from Lewis Properties LLC. Danchen Astle and Brandi Spencer represented the buyer. Beau Hershberger of Hoff & Leigh represented the seller.

Adventure Time Ltd leased 1,751 square feet at The Quayle Building, 101 Broadway in Denver. David Schneider represented the tenant. Mark Feder of Matthews Real Estate Investment Services represented the landlord.
